Under the general direction of the Facilities Maintenance Supervisor or Division Manager (as assigned), the Facilities Maintenance Technician performs highly technical and diverse maintenance duties in the following fields: heating, ventilation and air conditioning (HVAC), refrigeration, electrical, appliances, plumbing, door/gate security systems and building trades. Duties may include, but are not limited to, maintaining and repairing existing systems, replacing components as necessary;
installing, configuring and maintaining internal and/or peripheral devices; installing new equipment; conducting inspections; and performing maintenance and repairs in accordance with state codes, regulations, and safety procedures.
This is the entry‑level service/maintenance classification for the Facility Maintenance series. Under general supervision, employees may work independently on routine recurring assignments or may assist skilled journeymen technicians in performing more complex tasks.
- Perform a wide variety of semiskilled and skilled trade activities in support of facility maintenance, ensuring City buildings are in proper working condition, to include inspecting, repairing and maintaining existing and/or new facilities, systems, fixtures, and equipment; installing lock cores and changing locksets; performing minor plumbing, replacing and rewiring outlets and switches; and/or performing a variety of related activities.
- Perform preventative maintenance on heating, ventilation, and air conditioning (HVAC) systems such as replacing evaporative cooler pads, belts, pumps, air filters, etc. May assist skilled technicians with more skilled HVAC maintenance activities.
- Monitor and maintain inventory of parts and equipment for emergency and/or preventative repairs, maintaining compliance with city and national codes.
- Modify existing equipment and install new equipment from blueprints and/or manufacturers specifications.
- Enter and complete electronic work orders in work management system.
- Perform other duties as assigned.
The Facility Technician II performs all duties of the Facility Technician I in addition to performing more advanced skilled maintenance and repairs. The following represent the core areas of responsibilities:
- Perform a wide variety of skilled tasks to include but not limited to maintaining, troubleshooting and performing repairs on facilities mechanical components and electrical systems in accordance with standard operating procedures, internal requirements, manufacturer’s specifications and safety policies.
- Perform a variety of skilled tasks in installing, maintaining, and repairing HVAC, plumbing, mechanical equipment, and electrical systems, equipment, and fixtures.
- Install, diagnose, maintain, troubleshoot, operate, calibrate and repair existing energized devices, with voltage between 24 and 480 volts, and install new components according to the National Electric Reliability Code.
- Document and maintain records in adherence to Federal Regulations.
- Perform skilled duties such as pipe threading and soldering of water/gas piping and soldering of freon gas piping.
- Assist with training subordinates and act as lead worker on various projects as assigned.

The Facilities Maintenance Technician III performs all duties of the Facilities Maintenance Technician I/II in addition to serving as the subject matter expert in a specific area of discipline such as HVAC, Electrical or Plumbing.
- Serve as subject matter expert in focused area of specialty.
- Perform inspections and maintenance to heating, ventilation, air conditioning, and city buildings, furnishings and building components.
- Provide training, technical, and functional oversight to apprentice level Facility Maintenance Technicians and serve as lead worker on projects as assigned.
