• Perform and schedule daily maintenance tasks, including preparing vacant units for occupancy and preventive maintenance.
• Assist with interviewing, screening, and recommending potential service, housekeeping/custodial, or grounds personnel in conjunction with the manager.
• Assist in the training of all service, housekeeping, and grounds personnel.
• Clean and maintain work areas, tools, and equipment.
• Takes initiative to improve processes and maintenance methods.
• Maintain MSDS sheets and replacement logs.
• Hold the maintenance team accountable to ensure they meet expectations, including attendance.
• Schedule and supervise vendor work.
• Manage inventory, ordering, and delivery of supplies and equipment for service, custodial, and grounds departments under the community manager’s direction.
• Ensure OSHA and company safety policies are complied with at all times.
• Handle lock‑outs resulting from evictions and respond 24/7 to service requests.
• Be available to work on an on‑call basis.
• Report unusual or extraordinary circumstances regarding the property or residents.
• Remove snow and ice as necessary.
• Ensure necessary tools are on hand.

• Knowledge of HVAC, plumbing, and electrical systems.
• Self‑motivated with strong attention to detail.
• Ability to operate hand and power tools.
• Ability to maintain positive relationships with internal and external contacts.
• Property maintenance/handyman experience.
• Supervisory experience preferred.

Full‑time: $28.00 to $32.00 per hour
