FAR Inspections is looking for highly motivated individuals to perform residential occupancy verifications on behalf of mortgage lenders. Independent contractors earn predictable full‑time or supplemental income and enjoy a flexible schedule. Experience with mortgage field inspections is not required, but an ability to effectively manage time and meet deadlines is crucial. Based in Reno, NV, FAR Inspections has been in business for over 9 years.

What is an Occupancy Verification?
Mortgage lenders require periodic updates on their properties and send out independent contractors. The purpose of the property inspection is:

• To verify property occupancy.
• To report on the general condition of the property using a mobile application.

Most inspections are exterior only; about 10 % require interior photos after the property has gone vacant. We contract with inspectors at the county level, meaning you are responsible for completing all inspections in your county. In some cases, you will split the county with another inspector if there is enough volume for two inspectors.

• Complete inspections promptly; most common type should only take 5–6 minutes.
• Finish each inspection within 4 days after it is assigned.
• Report general property conditions and determine occupancy based on industry standards.
• Take 9+ photos of the property with brief comments.
• Complete a short form in the mobile app.
• Drive extensively during the day to make multiple stops within the assigned territory.

• Computer with internet connection.
• Reliable vehicle (good gas mileage is a plus; you pay your own gas).
• Smartphone (Android or iPhone).
• Printer.
• Pass a standard background check using a valid driver’s license.

This is a 1099 position. Each inspection has a flat rate that varies by county and volume. Although you are paid per inspection, you will earn the equivalent of $30–$40 per hour. Depending on county and whether it is urban or rural, you may complete anywhere from 20 to 500 inspections per month working 2–30 hours per week. Low‑volume counties have higher rates;

high‑volume counties have lower rates. There is no set number of inspections per month, but the work is consistent month to month. Earn more as you become established, have greater availability to inspect, or cover a larger territory. No additional mileage reimbursement above the flat fee per inspection.
