We are seeking a people‑focused Leasing Consultant for our 62+ active adult community – Affinity at Copperleaf located in Aurora, CO. Through relationship selling, the Leasing Consultant will drive occupancy to meet short‑term and long‑term leasing goals, building a strong rapport with prospective and current residents.
- Practice professional and relational leasing techniques by connecting with prospective residents through phone calls, emails, walk‑ins, and appointments.
- Receive inbound phone/email inquiries, listening with intent to gather information and build relationships to curate a personalized “Affinitized” experience.
- Ensure complete and accurate prospect information is collected, entered, and updated consistently in the sales management system.
- Conduct an individualized experience for each tour based on each prospective resident’s needs and interests, utilizing staff, residents, ambassadors, and activity‑aligned tour times.
- Perform daily, meaningful prospect follow‑up via phone, personalized next steps, Sales Mail, and notes.
- Coordinate depositor‑related creative follow‑up and engagement.
- Maintain a community culture focused on enhancing residents’ way of life while providing excellent customer service and a supportive home environment.
- Support the community by hosting and participating in on‑site community events for residents and prospects.
- Build meaningful strategic partnerships with businesses, service providers, and senior housing communities in the local area.
- Coordinate and participate in off‑site sales and marketing events for potential residents and strategic partners.
- Use the on‑site property management software to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.
- In partnership with the team, execute marketing activities and events—including prospect‑facing events, resident and realtor referral programs, outreach programs, online and social media marketing tools—to generate traffic to the property.
- Ensure all online advertisements and postings are accurate and up to date.
- Evaluate and shop competitors quarterly to understand the competitive landscape and our strategic position.
- Complete and maintain all documents required for resident and property files, including background/credit checks, liability insurance, etc.
- Observe the condition of grounds, buildings, and model apartments regularly and report any irregularities or maintenance needs to the Community Director.
- Comply with all company policies/procedures and Fair Housing Laws.
