Position Summary

Southern Land Company, a national real estate development and construction firm, is seeking a full‑time Property Manager to join our dynamic team at our new Westerly community in Erie, Colorado. This position will focus primarily on serving as the focal point of service and information for homeowners, the homeowners association, and Southern Land Company staff. The right‑fit candidate should possess excellent organizational and communication skills with an emphasis on first‑class customer service and flawless attention to detail.

Essential

Functions
  • Serve as the primary contact for questions and concerns from the Board of Directors and the homeowners.
  • Maintain and enhance relationships with the Builders and homeowners.
  • Professionally respond to homeowner communications (emails, phone calls, visits).
  • Maintain portions of the community website that pertain to Property Management/HOA.
  • Proactively communicate with residents regarding issues that may arise within the community.
  • Facilitate resolution of neighbor‑to‑neighbor conflicts pertaining to HOA rules when necessary.
  • Routinely inspect property for landscape, architectural, covenant, and builder violations.
  • Manage enforcement of covenants and follow‑up communication with homeowners until issues are resolved.
  • Facilitate the Architectural Review Committee submittal process with homeowners.
  • Inspect site conditions of streetlights and street signs for necessary repairs.
  • Coordinate maintenance of amenities (tennis courts, pool, fitness equipment, clubhouse) – scheduling repairs and follow‑up.
  • Manage contracts, expenses, and work orders with vendors within the community.
  • Secure and maintain vendor contracts.
  • Keep proper maintenance schedules and records.
  • Operate and maintain all communal areas and equipment (facilities, parks, fountains, ponds, playgrounds, bridges, dry stack walls).
  • Collaborate with the team to prepare the annual HOA budgets and make dues recommendations to the Board of Directors.
  • Fiscal management for the community including continuous management of monthly expenses against budget.
  • Prepare monthly financial statements and review them with the Board.
  • Maintain and manage member assessment delinquencies log/report to ensure all delinquencies are properly tracked, communicated to the Board, and resolved.
  • Prepare for and participate in HOA Board meetings and member meetings.
  • Actively support Community Management and assist with dedicated events as needed.
  • Attend meetings with other departments to stay abreast of current plans (Sales, Development).
  • Walk on property tours that are not accessible by vehicle.
  • Be available during business hours; may be required to work occasional evenings/weekends for dedicated events.
  • Be available to facilitate after‑hours calls/emergency HOA related issues.
Knowledge, Skills, and Abilities
  • Strong working knowledge of Microsoft Office.
  • Ability to keep sensitive information highly confidential.
  • Excellent written and verbal communication skills.
  • Strong people skills and ability to deal professionally with clients, vendors, and co‑workers on the phone and in person.
  • Excellent organizational and time management skills; initiative, good judgment, sense of urgency, diligence, and ability to carry multiple projects to completion.
  • Ability to work independently and collaboratively, prioritize work, and ask for clarification when necessary.
  • Ability to work under pressure with tight time constraints and frequent interruptions, unresolved situations, frequent change, delays, or unexpected events.
Required

Education and Experience
  • Bachelor’s degree.
  • 3+ years’ experience in a similar position.
