Job Responsibilities- Property leasing and administration.
- Regular daily onsite attendance is required.
- Show, lease, and move in prospective residents; greet, qualify, tour the community, and sign a lease.
- Conduct all functions needed to close the sale, including making appointments, generating new leads, conducting tours, maintaining model units, and follow‑up.
- Complete all leasing paperwork before move‑in.
- Assist with lease audits, walking units, and turnover process.
- Maintain accurate prospect traffic and leasing data, responding to leads within 24 hours.
- Utilize sales and marketing strategies to increase property traffic, maintain closing ratios, and exceed leasing goals.
- Perform administrative tasks as needed.
- Address resident complaints, concerns, and requests to ensure satisfaction.
- Assist in developing and implementing resident retention programs (e.g., resident functions, promotions, newsletter).
- Contribute to general upkeep and cleaning of office, common areas, and model units.
- Assist with marketing and outreach, including annual marketing plan and market surveys.
- Maintain product knowledge of the property, competition, and market conditions; complete weekly market survey report.
- Provide excellent customer service and monitor service‑request turnaround.
- Project a favorable image of the community and enforce community policies.
- High School Diploma or equivalent.
- Basic computer skills and understanding of on‑site software functions.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
- Regular movement and communication required; perform repetitive motions of wrists, hands, and fingers.
- Frequent use of ladders, stairs, scaffolding, ramps, and step stools.
- Ability to lift or move objects up to 25 lbs; operate machinery, power tools, vehicles, and golf carts.
- Workable in various environments, including tight spaces, overhead positions, and outdoor conditions (precipitation, wind). Ability to work overtime, weekends, nights, and in extreme temperatures.
$19.00 – $22.00 per hour.
