- Location: Living Fully Northgate – 1701 North Ave 1 Crowley, LA 70526
- Position type: Full‑time
- This job requires a flexible schedule with varied hours, including weekends.
- HVAC certification required
- Skilled in electrical, plumbing, appliance, painting, plaster/drywall, and lock repairs
- Able to complete apartment turns within five (5) days
- Experience with turnovers in both new and older buildings
- Must provide own basic tools
- Strong problem‑solving and decision‑making abilities
- Clear, professional communication with residents, vendors, and teammates
- Familiar with property management operations and basic budgeting principles (preferred)
- Valid driver’s license, clean driving record, and reliable transportation for daily assignments and on‑call rotation
- Able to lift and carry up to 50 lbs independently
- Capable of climbing ladders and accessing roofs, crawl spaces, and attics as needed
- Able to stand, walk, bend, kneel, and crouch for extended periods
- Comfortable working indoors and outdoors in varying weather conditions
- Must be available for after‑hours emergencies and on‑call rotation
- Provide exceptional service to residents, exceeding expectations
- Address resident maintenance and service requests promptly
- Identify and resolve hazardous property conditions
- Prepare vacant apartments for move‑in within 5 days, including repairs and replacements
- Perform various maintenance tasks, including HVAC, painting, electrical, plumbing, and appliance repairs
- Maintain grounds and ensure cleanliness
- Respond to emergency calls when on‑call
- Implement cost‑saving initiatives and manage budgets effectively
- Respond to resident requests within 24 hours
- Manage the service team’s hours, focus, and on‑call schedule
- Provide mentorship and coaching to team members
- Maintain a well‑stocked maintenance shop without unnecessary spending
- Streamline purchasing processes for cost‑effective acquisitions
- Perform technician and groundskeeper duties as needed
- Efficiently schedule vacancies for 5‑day turns
- Assign service requests for a 24‑hour turnaround
- Manage security deposit dispositions and attend meetings as required
