Senior Search Consultant at Chesapeake Search Partners

Key Responsibilities:

· Perform construction budgeting and organize data for future use in assembling efficient and accurate budgets.

· Knowledge of critical path method scheduling and common scheduling software.

· Perform quality reviews of construction documents; civil, architectural, structural and MEP.

· Communicate owner requirements and enforce owner quality control program.

· Assist VP of Development and Construction in creating and improving departmental initiatives i.e. Quality Control Program, Punch as you Go, hard and soft cost database, etc.

· Represent the organization during kick-off meetings, preconstruction meetings, and progress meetings.

· Assemble GC bid packages and administer bid. Address RFIs during the bid process and ensure all participants receive updated information.

· Vet General Contractors and subcontractors.

· Ensure General Contractor contractual performance by proactively seeking out impediments to progress and aggressively mitigating cost and schedule impacts.

· Track and own the construction budget. Coordinate project budget handoff with Development PM.

· Monitor the construction administration process: RFIs, Submittals, Document Revisions, Change Management, etc.

· Thoroughly review the GC application for payment and lien waiver.

· Closeout projects to ensure the Self Storage Plus brand requirements are met. Produce an exceptional, clean, well-built product. Ensure Asset Management receives all required closeout documentation.

· Seek opportunities to utilize technology and software to streamline department responsibilities.

· Oversee the development and implementation of the LEED scorecard on LEED projects.

Key Qualifications:

· 3-5 years of progressive experience in construction management.

· Experience across the construction project life cycle: estimating, on-site project management, closeout.

· Willingness to work in an office environment to achieve ambitious goals.

· An “Owners Mindset” defined as acting with urgency to solve complex matters in a time and cost-efficient manner.

· Competence in reading drawings and performing quality control in a fast-moving construction environment.

· Must possess outstanding negotiation and problem-solving skills. High attention to detail with great judgement when navigating through complex issues.

· Must be motivated to thrive in an entrepreneurial, hands-on, creative environment.

· Bachelor’s in civil engineering, Construction Management, or related field.

· Trustworthy, self-motivated, passionate, and dedicated to high-quality work
