FAR Inspections, located in Reno, NV, has been in business for over 9 years and provides instruction for independent contractors to perform residential occupancy verifications on behalf of mortgage lenders.

This role is a 1099 independent contractor position that offers a flexible schedule and predictable full‑time or supplemental income. Experience with mortgage field inspections is not required; however, the ability to manage your time and meet deadlines is crucial.

Mortgage lenders require periodic updates on their properties and send out independent contractors to verify property occupancy. The purpose of the inspection is to:

• Verify property occupancy.
• Report on the general condition of the property using a mobile application.

Most inspections are exterior only; about 10% require interior photos after the property has gone vacant.

• Complete inspections within 5–6 minutes for most common types.
• Finish each inspection within 4 days of assignment.
• Report general property conditions and determine occupancy based on industry standards.
• Take 9+ photos of the property with brief comments.
• Complete a short form in the mobile app.
• Drive extensively to make numerous stops during the day in the assigned territory.

• Computer with an internet connection.
• Reliable vehicle (good gas mileage is a plus as you will be paying your own gas).
• Smartphone (Android or iPhone).
• Printer.
• Pass a standard background check using a valid driver's license.

This is a 1099 position. Each inspection has a flat rate that varies by county and volume. Although paid per inspection, you can earn an equivalent of $30–$40 per hour.

Depending on the county and whether it is urban or rural you will complete anywhere from 20 to 500 inspections per month, working 2 to 30 hours per week. There is no set number of inspections per month; the work remains consistent month‑to‑month. You can earn more as you become established, increase availability, or cover a larger territory.

No additional mileage reimbursement is provided beyond the flat fee per inspection.
