Senior Project Manager

As the Senior Project Manager, you will complete construction projects from the perspective of planning the construction, orchestrating the bid process, overseeing the buy‑out, administering subcontracts and purchase orders, and managing the contract with the owner. You will coordinate all efforts with the Project Team, Accounting, and Development.

Reports To: The Senior Project Manager reports to the Project Executive as determined by the organizational structure of the project team.

Supervisory Responsibilities: The Senior Project Manager oversees the Project Coordinator.

Duties / Responsibilities
  • Understand all aspects of site development from site work to the installation of underground utilities.
  • Review design development drawings and preliminary site plans for tax‑credit applications, provide comments, and ensure integration of State Agency requirements and Red Book commitments.
  • Review draft construction document drawings, eliminate potential problems, and provide savings where appropriate.
  • Work with site engineers to keep site engineering and related costs economical.
  • Verify final plans, drawings, and specifications are consistent with expectations.
  • Study and understand all construction documents and commitments.
  • Attend turnover meetings from pre‑construction to construction operations.
  • Collect and evaluate vendor material samples (e.g., siding & brick) for project selection.
  • Coordinate right‑to‑build issues, permits, and site changes with the pre‑construction department.
  • Orchestrate the bidding process: confirm documents, identify qualified bidders, create & monitor bid schedule, provide market‑cost estimates, tailor scopes, negotiate pricing, and compare bids to secure best value.
  • Propose subcontractors for award, prepare bid level sheets and subcontractor data sheets, and secure required approvals before signing.
  • Issue all change orders, back‑charge orders, and credits per the RFI/ASI/CO process.
  • Approve subcontractor payments and ensure compliance documentation accompanies requests.
  • Assist the Project Manager with vendor/subcontractor issue resolution.
  • Oversee take‑offs and material quantities, create and monitor project schedules for quantity take‑offs and purchases.
  • Prepare owner‑contractor change orders and present to architect and owner for approval.
  • Maintain RFI, ASI, and CO logs for review by senior leadership.
  • Provide input to the Project Manager on project schedule development.
  • Oversee the submittal and shop drawing process for timely completion.
  • Conduct site visits for estimates, commencement, and pay application reviews.
  • Attend department meetings as required.
  • Travel to job sites and meetings with advanced notice.
  • Perform all other tasks as requested by the President and General Counsel.

Education and Experience
  • Minimum of high school diploma or equivalent work experience in construction.
  • Associate’s or bachelor’s degree in construction management preferred.
  • 8–10 years of construction experience required.
  • Must possess OSHA certification or be willing to obtain all mandated certifications.
Physical Requirements
  • Lift up to fifty pounds.
  • Work in characteristic construction site conditions.
  • Access and inspect all job site areas in all weather.
  • Travel with little to no notice.
  • Valid driver’s license and insurance.
