This role is responsible for coordinating all operational aspects of assigned projects, including pre-construction planning, budgeting, scope management, scheduling, subcontractor coordination, quality control, safety, and project closeout. The Project Manager will work closely with the Finance Department and project stakeholders to ensure that project costs, commitments, billing, and forecasts remain aligned with approved budgets and contractual requirements.

Key Responsibilities
  • Plan and manage residential and commercial construction projects from pre-construction through final closeout.
  • Develop, maintain, and communicate project schedules, milestones, and deliverables; proactively address delays and sequencing conflicts.
  • Work with estimators and leadership to review estimates, establish project budgets, and confirm that scope, costs, and schedules are aligned before work begins.
  • Monitor project budgets, committed costs, labor, materials, subcontractor costs, change orders, and forecasts to help ensure projects remain profitable.
  • Communicate regularly with the Finance Department regarding project budgets, cost tracking, customer billing, accounts receivable issues, cash-flow considerations, change orders, and financial reporting.
  • Ensure project teams understand the approved scope of work, contract requirements, specifications, schedule, and budget; identify and document scope changes before proceeding.
  • Review contracts, drawings, specifications, submittals, and requirements.
  • Coordinate subcontractors, suppliers, general contractors, owners, and internal teams to maintain schedule, quality, safety, and cost objectives.
  • Order materials and coordinate deliveries to support project schedules and avoid unnecessary delays or costs.
  • Monitor labor and material usage, maintain accurate project records, and report progress, risks, budget variances, and schedule changes in a timely manner.
  • Establish and maintain project quality standards and ensure required inspections and documentation are completed.
  • Implement site-specific safety requirements and participate in or lead safety meetings, as appropriate.
  • Manage multiple projects concurrently, prioritizing resources and resolving issues to support successful project outcomes.
Qualifications and Requirements
  • Experience managing residential and commercial construction projects, preferably including concrete construction and finishing work.
  • Demonstrated ability to collaborate with a Finance Department and keep project budgets, billing, forecasts, and cost information accurate and current.
  • Proven ability to manage project scope, schedules, milestones, and deliverables while balancing cost, quality, and time requirements.
  • Ability to identify and communicate budget variances, potential cost overruns, scope changes, and schedule risks early.
  • Ability to read and interpret construction drawings, specifications, contracts, and other project documents.
  • Experience developing and maintaining construction schedules using Microsoft Project or similar scheduling software.
  • Proficiency in Microsoft Office, especially Excel, for budgeting, cost tracking, project reporting, and documentation.
  • Strong organizational, analytical, problem-solving, communication, and time-management skills.
  • Ability to work independently, manage competing priorities, and coordinate multiple projects at different stages.
  • Professional communication skills and the ability to work effectively with owners, general contractors, subcontractors, estimators, suppliers, Finance, and internal leadership.
