Need a referral for a great Property Manager in Cleveland?

I urgently need a great property management company that has a good amount of staff to handle their work and are responsive.

Recommend exploring as many sources as possible to get referrals AND cross-reference them to get as much accurate information as possible.

Even if someone gives you a referral here, do NOT assume that the PMC will meet your expectations just because they met the expectations of the referral source.

The #1 mistake owners make when selecting a Property Management Company (PMC) is ASSUMING instead of CONFIRMING.

It's often a case of not doing enough research, as they don't know what they don't know!

Owners mistakenly ASSUME all PMCs offer the same services and perform those services identically, so price becomes the main factor – leading them to choose the first PMC they contact or that calls back.

The first question to ask a PMC should be about the specifics of their services, not just fees. For example, what tenant screening entails, required documents, credit score thresholds, verification processes, etc. Many PMCs do minimal screening, which can be risky!

This also leads owners to believe simpler management contracts are better, but the opposite is true. If it's not in writing, the service may not be provided or could incur extra charges.

A well-written management contract should clearly outline expectations for both parties to protect against misunderstandings. Comparing contracts from multiple PMCs helps identify differences in services and exclusions.

Educate yourself—this takes time but leads to better choices and avoids costly surprises!

P.S. If you hire the cheapest or first PMC and it results in a bad experience, don't generalize that all PMCs are bad. Take ownership of your due diligence and learn from the process.
