As the Director of Leasing, you'll own the strategy that drives occupancy across our portfolio of student and conventional multifamily housing properties. You’ll set the standard for the prospect experience, from the first automated touchpoint to a signed lease, and serve as the data-driven authority on leasing performance, diagnosing where the funnel is breaking down and prescribing the fix in partnership with Operations.
You’ll lead our sales leadership team through the National Sales Manager, strengthen our online reputation, and expand our reach through corporate and institutional partnerships and sister-selling.
This role is based at our corporate office in downtown Columbus, Ohio, with regular travel to Coastal Ridge communities, markets, and partner meetings to support operational initiatives, stakeholder partnerships, and team development. Our corporate office overlooks Columbus Commons, which hosts more than 200 events each year. Associates can enjoy the building’s fitness center, rooftop terrace with adjoining clubroom, and convenient access to some of the city’s best restaurants and downtown amenities.
WhatYou'll Own:
- Set benchmarks for and actively monitor key leasing metrics, including lead-to-tour, tour-to-application, application completion, and outgoing activity. Lead the refresh of the company’s leasing KPIs and how they are communicated across the organization.
- Use funnel data to guide leasing strategy for each property, such as whether to invest in more leads or focus on conversion, and present clear recommendations to Operations.
- Partner with Training and Marketing to monitor the end-to-end prospect experience, including our AI leasing tools, and establish a recurring audit cadence to hold it to a consistent standard.
- Guide leasing strategy for new developments, lease-ups, and newly onboarded properties.
- Build outreach plans that help onsite teams generate traffic through business-to-business connections and word-of-mouth marketing in their markets.
- Own reputation management strategy, including optimizing the reputation platform, setting processes and KPIs, and recommending and administering the review-related bonus component.
- Own sister-selling and cross-leasing strategy to leverage our scale in each market, partnering with Marketing on the tools that enable it, such as the Corporate ILS.
- Lead, coach, and develop the sales leadership team, setting goals, holding managers accountable to results, and building a bench of future leaders.
- Own the sales department project roadmap, setting priorities, owners, and deadlines for open initiatives the support leasing nationally.
- Resident Experience. You’ll partner closely with the Director of Resident Experience. You own the reputation platform, processes, and KPIs;
Resident Experience analyzes review and survey data and addresses negative sentiment trends. Together, you’ll protect the prospect’s first impression, including curb appeal and tour path standards. - Training. Training owns EliseAI configuration and reporting; you set the standard for the prospect experience those tools deliver and how each community is positioned. You’ll jointly own the human intervention standards and the SOPs and training that support them.
- Marketing. Marketing owns market-level branding strategy and the tools that enable sister-selling; you own the leasing strategy those tools support.
- Operations. You’ll have the authority to raise leasing gaps directly with Regional Managers, leading with data and building action plans together.
- Bachelor’s degree preferred; high school diploma or equivalent required.
- 8+ years of progressive sales and leasing experience in the multifamily real estate industry;…
