Apartment Facilities Maintenance Technician responsible for the following:

  • Complete work orders in a timely manner based on priority
  • Turning and making units ready in between tenant occupancy
  • Completing repairs in property and apartment plumbing, electrical, carpentry, drywall, and HVAC
  • Assist in preventative maintenance as assigned
  • Exterior structural maintenance as needed
  • Assist in property grounds maintenance
  • Work with vendors to schedule work and inspect quality
  • Other duties as assigned

Typical schedule is M-F 7:30-4:30 with an on call aspect of approximately every 13 weeks.

As a Technician, you'll be a team member responsible for facility maintenance services and operations including plumbing, carpentry, painting, plastering, electrical maintenance, HVAC maintenance and operations, housekeeping and landscape/grounds maintenance.

Job Description

Key Responsibilities
  • Performs maintenance service and repairs in a specialized technical and skilled trade for the organization's facilities. Ensures maximum efficient operations of facilities and equipment, as well as the care of all support equipment. Ensures that all systems including utility infrastructure are fully operational and inspected in accordance with accepted standards and practices, including preventive maintenance schedules. Remains familiar with and aligns with all Federal, States and local safety and environmental laws and regulations.
  • LANDSCAPE/DAY SERVICE TECHNICIAN:
    Assists in the coordination and performance of landscape maintenance duties;
    Assists in maintenance of mechanical equipment and irrigation systems as advised by a supervisor;
    Assists with coordinating and performing snow removal.
  • STRUCTURAL:
    Serves as part of a team responsible for carpentry, masonry, and painting functions as related to facility maintenance.
  • ELECTRICAL:
    Serves as part of a team responsible for the layout, assembly installation, testing, repair and adjustment of electrical distribution and wire communications systems as well as electrical fixtures, apparatus, equipment and wiring such as motors, lighting fixtures, generators, circuit breakers, and transformers.
  • HVAC & HVAC OPERATIONS:
    Serves as part of a team responsible for HVAC maintenance. Assists with customer service requests including but not limited to: hot calls, cold calls, odor complaints. Assists with testing and inspection of water and life safety systems (sprinklers, fire pumps, emergency generators, etc.). Administers chemical treatment programs; assists with maintenance, fire systems and emergency calls.
  • PLUMBING:
    Will be part of a team responsible for plumbing, refrigeration and mechanical systems as they relate to facility maintenance.

Reports to Supervisor/Manager

Typical Skills and Experiences

Education:

High school diploma or equivalent.

Experience:

At least two years of related work experience.

Knowledge, Abilities and

Skills:

General knowledge of HVAC mechanical and life safety systems. General knowledge of all codes, principles and techniques associated with installation, maintenance, repair and operation of HVAC mechanical systems and devices. Knowledgeable in mechanical test equipment. May have experience and skills in carpentry, painting, plastering, electrical maintenance, plumbing, HVAC maintenance and operations.
