Description:
- Oversees daily operations and management of a single property, ensuring maintenance, tenant relations, occupancy and financial performance.
Tenant Relations:
- Act as the main point of contact for tenants, addressing inquiries and requests promptly.
- Facilitate lease agreements, renewals, and terminations, ensuring compliance with leasing policies.
- Conduct regular inspections to ensure adherence to lease terms and property standards.
Property Maintenance:
- Coordinate and oversee maintenance and repairs to keep the property in optimal condition.
- Develop preventive maintenance programs to minimize downtime and costs.
- Manage vendor and contractor relationships to ensure quality and cost efficiency.
Financial Management:
- Develop and manage the property budget, including operating expenses and capital expenditures.
- Collect rent payments and monitor financial performance, analyzing variances and implementing strategies.
Occupancy Management:
- Market vacant units to attract quality tenants.
- Conduct tenant screening, including background checks and credit evaluations.
- Implement leasing strategies to maximize occupancy rates.
Regulatory Compliance:
- Ensure compliance with local, state, and federal regulations on property management and tenant rights.
- Maintain accurate records of leases and maintenance logs.
- Stay informed on industry trends and legal changes.
Reporting & Documentation:
- Prepare regular reports on property performance, occupancy, and maintenance.
- Maintain organized documentation of transactions, agreements, and communications.
- Minimum 3 years of property manager experience.
- LIHTC experience preferred.
- Excellent communication and interpersonal skills, ability to build relationships with tenants, owners, and vendors.
- Strong organization, multitasking, and prioritization in fast‑paced environment.
- Proficiency in property management software and MS Office.
- Knowledge of local landlord‑tenant laws and regulations.
- Attention to detail and strong problem‑solving skills.
- Ability to work independently and collaboratively.
- Valid driver's license and reliable transportation (if required for property visits).
