Operations Manager
The Construction Manager role is responsible for managing the overall construction execution of assigned projects in support of Dave & Buster’s and Main Event’s growth strategy. This person will oversee each project through the various phases of construction from budgeting, bidding, GC contract award, construction, punchlist/turnover, closeout and one year warranty. The Construction Manager will also be responsible for scheduling, coordinating, and managing all direct vendors involved in the successful completion of a New Opening.
Candidates must demonstrate a successful record of working closely with all internal and external project stakeholders with a focus on supporting the Operations team through grand opening and the one-year warranty period. The Construction Manager will report to the Director of Construction.
- Develop and update project budgets by review and understanding of due diligence findings including geotechnical reports, preliminary site plans, grading plans and utility locations.
- Attend Design kick-off meetings with consultants and provide scheduling input.
- Provide continued improvement of project plans and specifications through detailed plan review comments for all assigned projects prior to bid.
- Pre-qualify contractors.
- Prepare and issue GC bid packages and solicit vendor proposals.
- Manage all bid related RFIs.
- Analyze and qualify GC bids to determine complete scope.
- Develop and present project post-bid budgets for Executive approval.
- Establish and monitor construction schedule.
- Perform onsite inspections with GC and direct Owner Vendor partners.
- Track and monitor construction progress, quality, cost, and schedule using Project Management software.
- Review and manage all construction RFIs, submittals and shop drawings to maintain the project schedule.
- Review all GC progress payments, change orders and vendor invoices.
- Coordinate closely with the GC on the timing of deliveries and installations of Owner’s direct vendors such as bowling, games, laser tag, kitchen, audio/video, security and FF&E.
- Ensure positive coordination and liaison between contractor, IT, Supply Chain and Operations.
- Obtain certificate of occupancy.
- Coordinate and manage building commissioning schedule activities between vendors and contractors.
- Turnover building to operations at designated time and ensures construction impact is minimal once the operation team moves into the building.
- Ensure punch list items are completed in a timely manner.
- Transfer project to facilities and ensure administrative close out of all assigned projects.
- Ensure all GC and vendor warranty related items are addressed quickly with minimal impact to operations.
- Perform one-year warranty inspections on all assigned projects.
- 10-15 years of total construction industry experience (specifically in remodel and new construction) with an emphasis on large scale construction projects.
- 8-10 years of Construction Management experience specifically in multi-unit casual or fine dining and/or family entertainment.
- BS Degree in Construction Management/Engineering or related field or equivalent previous work experience.
- Ability to handle stressful situations and deadline pressures well.
- Ability to manage multiple projects simultaneously.
- Ensures accountability, takes responsibility for self, and demonstrate accuracy and thoroughness.
- Up to date knowledge of construction practices and ability to read and understand civil/architectural plans, specifications, and engineering reports.
- Working knowledge of potential General Contractors and Vendors.
- Strong negotiating techniques and skills, command of language.
- Superior knowledge of specific construction techniques, methods, and practices.
- Must be highly organized and detail-oriented, with a strong work ethic.
- Proven ability to effectively prioritize and to manage multiple, complex projects.
- Computer proficient and technically competent with various software programs.
- Strong customer focus and a strong desire to lead, coach, and develop.
- Communicate effectively and manage complexity.
- This position required approximately 50% travel.

Salary Range: $80,640 - $107,520
