About the RoleThe Lead Estimator is responsible for leading the estimating and preconstruction process for mass timber projects from initial concept and budgeting through tender submission, negotiation, and project handoff. This role combines strong technical estimating expertise with commercial awareness and a detailed understanding of mass timber construction, including material procurement, fabrication, transportation, installation, sequencing, and site logistics.
Working closely with clients, architects, engineers, suppliers, fabricators, trade partners, and internal project teams, the Lead Estimator develops accurate and competitive estimates while identifying project risks, cost drivers, value-engineering opportunities, and constructability considerations. As a key member of the team, the Lead Estimator will bring a high level of ownership to each pursuit, contribute to estimating strategy and process improvements, and help strengthen the company's relationships and reputation within the mass timber industry.
Asa Lead Estimator your key accountabilities will involve:
- Leading the estimating process of a project including initial budgets, value engineering, budget updates, and tender.
- Reviewing drawings, specifications, and project documents to prepare detailed and accurate quantity take-offs for mass timber components.
- Liaising with our in-house teams to understand all project considerations; schedule, constructability, site logistics, sustainability requirements, etc.
- Developing cost estimates for materials, fabrication, transportation, and installation labour.
- Coordinating and evaluating supplier, fabricator, and trade pricing to ensure complete and competitive estimates.
- Participating in internal estimate reviews and project pursuit meetings to align pricing, risk, schedule, and overall project strategy.
- Preparing bid proposals, budgets, tender submissions, and scope breakdowns in alignment with Seagate standards and client requirements.
- Reviewing documentation beyond the mass timber scope to identify interfaces, exclusions, and gaps.
- Identifying cost drivers, risks, value-engineering opportunities, and constructability considerations unique to mass timber construction.
- Supporting project handoff and transition to the project management teams after award.
- Participating in post-award discussions to explain estimate assumptions, pricing strategies, scope considerations, and identified risks.
- Preparing and participating in presentations to clients, including final negotiations.
- Maintaining a database of unit costs, production rates, supply chain data, and historical project information.
- Building and maintaining strong relationships with clients, consultants, suppliers, fabricators, and trade partners, and surfacing new work with existing clients.
- Participating in developing new processes and workflow ideas to make the Estimating department more efficient.
- Staying current with mass timber industry trends, materials, sustainability requirements, and evolving building technologies.
- 5+ years' experience as an Estimator, preferably within mass timber.
- Post-secondary education in construction management, estimating or related discipline.
- Demonstrated experience preparing detailed estimates and quantity take-offs for complex construction projects.
- Structural steel experience is an asset.
- Proficiency with estimating software and digital take-off tools (e.g., Bluebeam, OST, Excel-based tools).
- Working knowledge of mass timber systems (CLT, glulam, DLT, NLT) - or transferable experience in structural steel, precast, or prefabricated building envelope, paired with a strong interest in mass timber.
