Summary of Position

Reporting to the Facility General Manager, the Maintenance Manager is responsible for all maintenance requirements supporting efficient facility operation, including regular maintenance, repairs, building improvements, environmental and fire/life safety. The MM assists in ensuring safety and security for residents, staff, and visitors. The Maintenance Manager oversees the functional performance of the Maintenance Team, executes an annual preventive maintenance program, and manages capital improvements.

Responsibilities
  • Engage and mobilize team to achieve organizational goals and objectives.

Human Resource Management
  • Assemble and prioritize maintenance activities, obtaining monthly approval.
  • Provide status reports monthly.
  • Assist in recruitment of qualified maintenance staff and orient them to responsibilities.
  • Provide direction and support to staff in daily duties.
Regular Maintenance, Repairs and Building Improvements
  • Inspect operating condition of equipment and log information daily.
  • Inspect alarm, call, and security systems and log information daily.
  • Diagnose equipment malfunctions.
  • Schedule and supervise service work.
  • Ensure building, equipment, staff, and resident safety.
  • Complete general repairs to electrical, plumbing, and other building components.
  • Source and price replacement or repair items following purchasing guidelines.
  • Be available for emergency call‑ins.
  • Recommend repairs, replacements, or upgrades for review with RCD Project Maintenance Manager.
  • Maintain painting/touch‑up schedule.
  • Wash and/or clean up refuse missed by housekeeping/janitorial staff.
Other Facility Services
  • Assist housekeeping when requested.
  • Ensure safety of staff, residents, guests, and vendor personnel by maintaining building and exterior grounds.
  • Implement snow removal and de‑icing program to safeguard residents, staff, and visitors.
  • Oversee pest control program.
  • Maintain organized and safe work and storage areas.
  • Assist Fire Safety Director in drills.
  • Maintain scheduled certification for fire systems.
  • Comply with fire regulations.
  • Implement repair and maintenance activities safely, adhering to Work Safe BC regulations.
Maintenance Management
  • Implement preventive maintenance schedule per Facility Maintenance Program.
  • Maintain log entries of daily routines, general repairs, and maintenance items on all equipment.
  • Prioritize maintenance requests and workloads for efficient completion.
Team Player
  • Provide support or instruction to staff operating facility equipment.
  • Implement programs that conserve energy for lighting and other equipment.
  • Take initiative to gain knowledge and skill related to the maintenance position.
  • Participate in facility events.
  • Work positively and collaboratively with all team members and supervisors.
Dress Regulations
  • Maintain a neat appearance and be attired in clean, safe, and presentable clothing.
  • Wear rubber‑soled, steel‑toed safety shoes.
Qualifications
  • Minimum of three years’ experience managing tradespersons and work programs related to building or facility maintenance.
  • Knowledge of general painting, plumbing, carpentry, electrical, heating systems, and gardening.
  • Knowledge of safety regulations and best practices.
  • Basic computer proficiency.
  • Successful applicants must pass the vulnerable sector Criminal Record Check as per provincial guidelines.
Skills and Abilities
  • Demonstrated ability to organize a maintenance schedule and workload planning.
  • Demonstrated ability to maintain checklist records of maintenance routines.
  • Ability to communicate professionally with residents, staff, and visitors.
  • Be pleasant and courteous to staff, residents, and visitors.
  • Assist staff and management to operate the facility safely and efficiently.
