Essential Duties & Responsibilities- Maintenance Management – Ensure the upkeep of property and common areas.
- Daily onsite attendance is required.
- Coordinate, schedule, and respond to resident/management requests and work orders.
- Ensure all repairs and replacements are completed for community common areas and units.
- Inspect grounds, buildings, and community features daily to identify and correct hazardous property conditions.
- Manage and order maintenance supplies inventory while adhering to budget guidelines set by the Community Manager.
- Maintain a preventative maintenance program to extend property life and minimize future repairs.
- Maintain a well‑organized and properly stocked maintenance shop, ensuring safety standards and OSHA guidelines are met.
- Lead hazard communication program; teach and promote safe work practices.
- Participate in unit inspections as requested.
- Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make‑ready status, and work in progress.
- Assist with the general upkeep, maintenance, and cleaning of office, common areas, and model units.
- Participate in on‑call emergency response at the community.
- Plan for and use property resources, equipment, and supplies economically, including obtaining bids and pricing from vendors.
- Give direction to and monitor maintenance, construction, and rehabilitation activities to ensure quality and expediency; walk units to ensure make‑ready and work orders are completed.
- Under the direction of the Community Manager, supervise, train, and schedule maintenance activities for maintenance staff.
- Check the work progress of each maintenance staff daily; provide immediate assistance and instruction if needed.
- Provide Community Manager input on employee performance evaluations.
- Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks.
- Promote harmony and quality job performance of staff through support and effective leadership.
- Manage excellent customer service and monitor service request turnaround and responsiveness.
- Project a favorable image of the community to achieve property objectives and public recognition.
- Ensure consistency in dealing with residents on all matters.
- High School Diploma or Equivalent.
- EPA and CPO certification required; HVAC desired.
- Ability to understand and perform all on‑site software functions; basic computer skills required.
- Must have basic knowledge of Fair Housing Laws and OSHA requirements.
- Regular movement required to accomplish tasks or move between work sites, use wrists, hands, and/or fingers in repetitive motions, inspect objects and areas, assess accuracy, and work overtime, weekends, and nights on call.
- Frequently required to move self to different positions in tight and confined spaces, traverse flat and uneven terrain, ascend and descend stairs, ladders, ramps, step stools, work in overhead positions, operate machinery and power tools, and drive motor vehicles or golf carts.
- Occasionally required to remain in a stationary position for prolonged periods.
- Similar movement and task requirements as small properties, with potential for higher frequency of work in various environments and extended overtime or on‑call duties.
- Must lift and place objects over 100 lbs. and adjust/move objects of similar weight in all directions.
- Must have reliable transportation due to the emergency on‑call requirement.
Salary Range: $24 per hour to $28 per hour.
Compensation includes a comprehensive benefits package: medical, dental, vision, life, accidental, and disability insurance; 401(k) with employer matching; commission and performance bonuses when applicable; paid sick days and company holidays. Additional duties may be assigned at the request of a supervisor.
