Senior Quantity Surveyor - Social Housing Refurbishment | Coventry

We are currently recruiting on behalf of an established and growing construction business for an experienced Senior Quantity Surveyor to join a busy commercial team delivering a range of social housing refurbishment and improvement works across Coventry.

This is an excellent opportunity for a commercially astute Quantity Surveyor with a strong background in refurbishment, housing, maintenance, or general building works who is looking for a long‑term position with responsibility for the commercial performance of multiple projects.

You will take a lead role in managing the financial and contractual aspects of refurbishment projects from initial mobilisation and procurement through to completion and final account. Working closely with operational teams, subcontractors, consultants and client representatives, you will provide robust commercial support while ensuring projects are delivered safely, efficiently, and within agreed budgets.

The Role

As Senior Quantity Surveyor, you will have responsibility for maintaining strong commercial control across a portfolio of social housing refurbishment projects.

Your role will include:
  • Taking ownership of the commercial management of multiple refurbishment projects from pre-construction through to final account.
  • Monitoring project costs, budgets, expenditure and financial performance.
  • Preparing and submitting accurate valuations and applications for payment.
  • Managing subcontractor accounts, payments, valuations and final accounts.
  • Identifying, pricing and managing variations, compensation events and additional works.
  • Reviewing contractual documentation and ensuring compliance with agreed terms.
  • Supporting procurement activities and negotiating with subcontractors and suppliers to achieve best value.
  • Preparing cost reports, forecasts and commercial reports for senior management.
  • Monitoring project cash flow and working capital.
  • Identifying commercial risks and opportunities at an early stage and implementing appropriate mitigation.
  • Reviewing project performance against budgets and agreed targets.
  • Working closely with Contracts Managers, Project Managers and site teams to ensure commercial and operational objectives are aligned.
  • Supporting the resolution of contractual and commercial issues throughout the project lifecycle.
  • Maintaining accurate commercial records and ensuring robust audit trails.
  • Leading the preparation and agreement of final accounts.
  • Building and maintaining strong working relationships with clients, consultants, subcontractors and suppliers.
  • Providing commercial guidance and support to junior members of the commercial team.
  • Contributing to the continuous improvement of commercial processes and procedures.
About the Projects

The successful candidate will be working across a programme of social housing refurbishment and improvement projects in Coventry.

The works will involve refurbishment and planned improvement activity within occupied and/or existing residential properties, meaning previous experience of working within housing, refurbishment, maintenance, responsive/planned works or a similar environment would be highly advantageous.

You will need to understand the additional commercial considerations associated with refurbishment projects, including variations, unforeseen works, subcontractor management, programme changes and working within existing properties.

About You

We are looking for an experienced Senior Quantity Surveyor who is confident managing projects commercially and can operate effectively with a high degree of autonomy.

You will ideally have:
  • Proven experience working as a Quantity Surveyor or Senior Quantity Surveyor within the construction/refurbishment sector.
  • Previous experience delivering refurbishment, housing, social housing, maintenance or residential projects.
  • Strong understanding of construction contracts and commercial procedures.
  • Experience managing subcontractor accounts and final accounts.
  • Strong knowledge of valuations, variations, procurement and cost control.
  • Experience producing accurate cost reports and financial forecasts.
  • Excellent negotiation and communication skills.
  • Strong commercial awareness and the ability to identify both risks and opportunities.
