Overview

Permanent We are currently seeking an experienced Multi‑Site Property Accommodation Manager to oversee a portfolio of student and residential accommodation across Coventry. This is an exciting opportunity to join a fast‑paced and growing organisation where you will play a key role in driving operational excellence, strong commercial performance, and an outstanding resident experience across multiple sites.

Operational Management

You will oversee the day‑to‑day operations across multiple accommodation sites in Coventry, ensuring consistency, efficiency, and alignment with company standards. This includes leading on‑site teams to deliver a safe, well‑maintained, and professional environment for residents while ensuring that maintenance, cleaning, and security standards are upheld across the portfolio. The role involves conducting regular site audits and operational reviews, identifying areas for improvement, and implementing solutions that enhance service delivery and operational performance.

You will also ensure that all properties comply with statutory and regulatory requirements, including health and safety, fire safety, and environmental standards, while maintaining accurate operational records and overseeing reporting from all sites.

Resident Experience

Delivering an exceptional resident experience will be central to your responsibilities. You will work closely with on‑site teams to ensure that residents receive professional, timely, and solution‑focused support at all times. You will monitor resident feedback and satisfaction levels, implementing improvement initiatives where required, and supporting teams in effectively managing complaints, disputes, and welfare‑related matters. The role also involves building and maintaining positive relationships with student bodies, universities, and local partners to support a strong sense of community across the accommodation portfolio.

Commercial

and Occupancy Performance

A key focus of the role will be driving strong occupancy levels and ensuring the commercial success of each site. You will work closely with the Regional Operations Manager and central teams to implement pricing strategies, monitor market trends, and support marketing and sales initiatives that maximise occupancy and retention. You will oversee the delivery of site viewings, resident events, and engagement activities designed to enhance the student experience while supporting long‑term retention.

Regular monitoring and reporting of occupancy levels, revenue performance, and operational costs will form an important part of the role, ensuring that each site performs in line with commercial expectations.

Debt Management and Income Protection

You will take responsibility for overseeing rent collection processes across all sites, ensuring that income is protected and that credit control procedures are consistently applied. This includes supporting site teams in managing arrears, escalating issues where necessary, and ensuring that difficult conversations with residents are handled professionally and effectively. Accurate reporting on debt performance will be required, alongside the development of proactive recovery strategies to minimise arrears and maintain strong financial performance across the portfolio.

Compliance

and Regulatory Standards

The role carries significant responsibility for ensuring full compliance with all regulatory and operational standards. You will ensure that all sites adhere to health and safety legislation, fire safety requirements, GDPR obligations, and accommodation‑related regulations. You will also ensure that operational practices align with the ANUK/Unipol Code of Standards, maintaining clear documentation, robust processes, and best‑practice resident communication. Working closely with site teams, you will lead preparations for audits and inspections, ensuring that all properties meet the required compliance standards.

People

Leadership and Development
