Head of Maintenance Operations )
Manage a team to ensure the safe, compliant, efficient operation and maintenance of all University buildings, building systems and infrastructure, and relevant external public realm. Deliver reactive, planned and statutory maintenance, including emergency reactive service across all University operated properties. Ensure statutory compliance, quality maintenance, and long‑term capital planning.
Coordinate small‑scale improvement work through in‑house labour and contractors. Safeguard campus mechanical and electrical infrastructure so it is safe, fit‑for-purpose and resilient.
Lead and develop the team, fostering a culture of accountability, continuous improvement and customer focus to deliver high‑quality service.
Work on an out‑of‑hour call rota with other team members, providing 24/7 availability one week in four (13 weeks per annum).
Key responsibilities
- Design, review and implement systems and working practices to deliver a safe, cost‑effective, customer‑focused Hard FM service across a growing and technically complex campus.
- Direct delivery of all Hard FM services, including statutory and planned maintenance, ensuring compliance, robust audit trails and operational effectiveness.
- Develop annual operational plans, secure budgets and determine optimal in‑house versus outsourced service models.
- Oversee contractor management, ensuring induction, competence, compliance and value‑for‑money performance.
- Implement and monitor KPIs covering productivity, customer service, carbon reduction, resource efficiency, safety and continuous improvement; act as Responsible/Approved Person for designated statutory areas.
- Develop maintenance policies, systems and procedures that ensure quality, efficiency, safety compliance and value for money.
- Manage external maintenance and operational contracts where required, and oversee the department’s emergency response arrangements to maintain required service levels.
- Ensure business cases justify decisions on delivery methods to provide the best quality of service and/or access to specialist skills within budget.
