Essential Duties And Responsibilities- Reviews and interprets residential plans, specifications, and design documents to prepare clear and complete scopes of work and bid packages for trade partners.
- Prepares and issues Invitations to Bid to qualified residential subcontractors using Building Connected or similar bidding platforms.
- Reviews drawings and documents to create RFIs (Requests for Information) for submission to designers, architects, or homeowners as needed.
- Evaluates project documents to identify potential risks—cost, schedule, constructability—and assists in developing the project risk log.
- Conducts site visits and provides detailed residential site assessments, including existing conditions, measurements, and photographs.
- Manages the bid/estimating support team in identifying qualified local trade partners and maintaining accurate subcontractor solicitation lists.
- Capable of estimating multiple residential projects at once—custom homes, additions, and remodels—while efficiently multitasking and shifting priorities.
- Reviews subcontractor questions and RFIs to determine whether they require escalation to the architect/designer or can be resolved internally.
- Researches local residential market conditions, material pricing trends, labor availability, and their impacts on cost and schedule.
- Performs detailed quantity take‑offs for all residential building components—framing, finishes, MEP, sitework—using on‑screen takeoff software to determine accurate material and labor costs.
- Reviews trade partner bids to ensure alignment with scope, plans, specifications, and company standards, noting any gaps, overlaps, or exclusions.
- Develops organized estimate sheets and cost breakdowns using CSI Master Format or company‑specific residential cost codes.
- Writes clear, accurate proposal narratives outlining inclusions, assumptions, clarifications, and exclusions for homeowners or clients.
- Takes full ownership of the estimating process for assigned residential projects, providing direction to estimating assistants and collaborating with project managers, designers, and leadership.
- Bachelor’s degree in Engineering, Construction Management or equivalent
- 5-10+ years of residential construction estimating experience; or equivalent combination of education and experience.
- Demonstrated mastery of preconstruction and estimation skills, negotiated and hard bid.
- Experience with Microsoft Office, Smartsheet, Bluebeam, Building connected, and on‑screen take‑off software (OST).
- Familiarity with RS Means, Pro Est, or similar construction pricing software is a plus.
- Exceptional verbal and written communication skills, engaging seamlessly with individuals at all levels of the project, including management, project teams, clients, contractors, and vendors, to ensure clear and effective exchanges.
- Ability to prepare and deliver professional proposals, and to make persuasive presentations of estimates and respond to questions from Sr. Management, clients, and customers.
- Ability to clearly articulate all scopes of work to subcontractors across all trades in residential construction.
