Strategic Land Director / Senior Strategic Land Manager – Anwyl Homes

ScopeLead the identification, acquisition and promotion of strategic land to support long-term business growth between our two regional offices in Ewloe and Buckshaw Village
Key Responsibilities- Identify and generate new development opportunities through analysis of statutory plans, housing land supply review, potential change of use, and by leveraging agent relationships and an established contact base.
- Work closely with regional land and technical teams to align strategic land opportunities with regional business plans.
- Negotiate and secure strategic land acquisitions, including undertaking due diligence, structuring offers, managing the legal process, and obtaining internal approvals in a timely and robust manner.
- Lead the promotion of the strategic land portfolio, appointing and managing external consultants where required, and coordinating with internal functions including technical and sales.
- Monitor the strategic land portfolio against national and local planning policy to assess opportunities and risks.
- Support the preparation and progression of planning applications and appeals.
- Maintain regular communication with landowners and their agents, ensuring they are kept fully informed.
- Coordinate viability assessments and agree land values with landowners and agents.
- Undertake community engagement activities as required.
- Strong understanding of the UK planning system and planning policy at both local and national level.
- Good working knowledge of the legal and contractual aspects of land acquisition and promotion.
- Proven experience in promoting strategic land through the planning system to successful outcomes.
- Degree qualified in a relevant discipline (e.g. Planning or Surveying) or able to demonstrate equivalent experience.
- Good geographical awareness of the region (North West, Lancashire and North Wales) and its key markets.
- Self‑motivated, with the ability to take ownership of projects and drive them forward.
- Clear, credible and confident communicator, comfortable operating in a fast‑paced commercial environment.
- Able to build effective relationships and maintain a strong network of contacts across the industry.
- Strong negotiation and influencing skills, with a pragmatic and commercially aware approach.
- Proactive and forward‑thinking, with the ability to identify and pursue new opportunities.
