Genesis Homes are seeking an experienced and driven Contracts Manager to oversee multiple residential developments across North and West Cumbria.

This is a key operational leadership role within the business, responsible for driving build performance, programme delivery, quality standards and customer-focused completion across a number of live housing developments.

We are looking for somebody with energy, urgency and strong operational control — somebody who leads from the front, takes ownership and drives momentum across their sites.

The successful candidate will have proven experience managing multiple residential developments within the house building sector and will be confident leading Site Managers, coordinating subcontractors, driving short-term programmes and implementing recovery plans where required.

• Lead the operational delivery of multiple housing developments
• Drive build programmes and maintain delivery momentum
• Monitor short-term programming, sequencing and recovery plans
• Ensure developments are delivered safely, on time and to the required quality standards
• Lead and support Site Management teams
• Maintain high standards of site presentation, finishing quality and customer readiness
• Work collaboratively with Commercial, Technical, Sales and Customer Services teams
• Identify programme risks and implement corrective actions proactively

• Proven Contracts Manager or Senior Site Manager experience within residential house building
• Strong leadership and communication skills
• Excellent organisational and planning ability
• Experience managing multiple live developments simultaneously
• Ability to challenge poor performance and drive improvement
• Strong understanding of build sequencing and subcontractor coordination
• Positive, proactive and solutions-focused mindset
