Assistant Maintenance - Cypress, TX

Position Overview

Valiant Residential is seeking an Assistant Maintenance who is responsible for assisting the maintenance supervisor, maintaining the physical integrity of the property, and working with the leasing team to maximize renewal and leasing opportunities. The Assistant Maintenance will ensure that all duties are carried out with safety first and according to Valiant Residential policies.

• Complete resident service requests within 24 hours.
• Manage the system for handling resident service requests and schedule on‑call rotation for staff.
• Conduct all business in accordance with company policies, procedures, and applicable laws (ADA, Fair Housing, OSHA, etc.).
• Assume responsibility for distribution of flyers and other materials.
• Keep all safety materials current and immediately correct unsafe conditions.
• Maintain accurate records of preventive maintenance, service requests, and make‑ready status of all vacant apartments.
• Schedule and perform minor and routine maintenance on all appropriate equipment on a regular basis; inspect and maintain all tools in excellent condition.
• Diagnose and perform daily minor or routine maintenance or repair involving electrical, plumbing, HVAC, appliances, irrigation, stairs, gates, fencing, patios, railings, tile, carpet, flooring, roofing, gutters, fasteners, lights, fireplaces, ceiling fans, gas fixtures, shutters, doors, cabinets, windows, sliding glass doors, boilers, gas and electric, door locks, P.O. boxes and locks, security systems, ceiling leaks, walls, pool area, hot tub/spa, and pool furniture.
• Handle “on‑call” duties whenever needed and participate in standby emergency schedules for evening, weekend, and holiday coverage.
• Assist in preparing the property for various inspections.
• Perform any additional duties as assigned by the property manager or Regional Community Supervisor.

• Minimum two years of full‑time experience in apartment maintenance or a trade requiring basic knowledge of electricity, plumbing, carpentry, painting, and HVAC.
• High school diploma or equivalent; technical certification is a plus.
• EPA refrigeration, transition, and recovery certification.
• Strong verbal and written communication skills in English; bilingual in Spanish is a plus.
• Own a basic set of hand tools.
• Valid driver’s license with a good driving record and auto insurance.
Ability to perform work responsibilities at other locations and travel within major metropolitan areas with possible overnight stays in other cities.
• Ability to work some weekends as needed.

• Must be able to sit, stand, climb, stoop, and remain at a desk for up to 8 hours or more if needed.
• Must be able to walk the property for up to 8 hours (or more) in various weather conditions.
• Must have the ability to climb stairs.
• Must be able to lift up to 30 lbs. as needed.
