Role OverviewSOM is growing and we are looking for a Development Controller to join our team. This person will manage the financial and accounting functions of SOM and affiliated entities controlled by ownership.
Responsibilities- Read legal documents for partnership agreements, debt documents (construction loan, promissory notes, bridge loans), and all other agreements, create a synopsis, and accurately account for the arrangement, understanding the intent of the partners and the most tax‑advantageous method of accounting.
- Technical document for accounting entries drafted for staff.
- Communicate effectively about technical accounting issues such as cash flow, income/expense, capitalized items/balance‑sheet items to all levels involved including partners, executives, accountants, tax preparers, etc.
- Anticipate and create a schedule to follow‑up on commitments to pay, such as deposits on contracts, including managing approvals and execution of funding on a timely basis.
- Get work done through others at all levels and reporting relationships.
- Build rapport and develop relationships with key stakeholders (Partners, tax preparers, accounting, operations, investor relations, for example).
- Manage deadlines and effectively communicate to key stakeholders.
- Manage priorities across a variety of key stakeholders to ensure deadlines are met.
- Work with Property Management operations and development accountants during property transition into operations to ensure startup costs are captured and capitalized items are appropriately booked into operating financials.
- Support audit engagements and loan covenant requirements as needed.
- Bachelor’s degree in Finance, Accounting, or a related field.
- 5+ years of Partnership accounting and Real Estate Development.
- Proficiency with accounting systems and construction accounting software (e.g., Yardi, Sage, MRI, or similar).
- Experience in reviewing Federal and State Tax returns.
- Advanced Excel skills, including pivot tables and financial analysis.
- Excellent communication skills – written, oral and interpersonal.
- Attention to detail, confidentiality, and thoroughness.
- Opportunity Zone experience a plus.
