The Staff/Property Accountant will play a key role in maintaining accurate and up-to-date property records within the accounting system, ensuring timely and proper setting of new tenants, property acquisitions/dispositions, lease amendments, renewals and financial forecasts for the properties and management companies. This position is responsible for preparing financial statements, performing bank reconciliations, and partnering closely with portfolio managers to resolve property- and tenant-specific matters.
The role encompasses full‑cycle accounting (A–Z) for a growing portfolio of properties, including inter‑company and multifamily accounts, and includes both accounts payable and accounts receivable functions.
- Compile and analyze financial information for financial statements and accounting reports; prepare and post journal entries, verify calculations, and reconcile accounts.
- Review expenses, invoices, and other accounting documents; research and resolve discrepancies to ensure accurate coding of revenues and expenses.
- Perform bank reconciliations for multi‑property, inter‑company, and multifamily accounts.
- Maintain and monitor accounting controls by analyzing revenue and expenditure trends and assisting with budget recommendations.
- Serve as a liaison to tenant auditors by explaining journal entries, providing research and documentation, and ensuring timely completion of audits.
- Assist with operating expense reconciliations and annual forecasting, including reviewing NNN reconciliation files and preparing related tenant ledger entries.
- Prepare and analyze cash flow forecasts for existing properties, management companies, and potential acquisitions.
- Communicate with on‑site teams and property managers to answer questions, provide support, and ensure timely completion of accounting processes and reporting.
- Prepare various financial, accounting, and administrative reports; perform additional duties as needed.
- Partner with management to provide detailed analysis of property and project financial performance.
- Full‑cycle month‑end close experience for multiple entities, including balance sheet reconciliations.
- Budget vs. actual variance analysis with clear explanations.
- Ability to manage property‑related expenses, including property taxes, insurance, and CAM expenditures.
- Understanding of basic accounting standards and strong general ledger experience.
- High attention to detail with a focus on minimizing errors and inaccuracies.
- Strong organizational and analytical skills.
- Ability to approach problems both logically and creatively.
- Strong verbal and written communication skills.
- Ability to multi‑task and prioritize daily, weekly, and monthly tasks to meet deadlines.
- Employment history demonstrating the ability to analyze financial data and prepare financial reports in accordance with accounting, finance, budgeting, and cost control procedures.
- Ability to prepare and explain financial data to owners, managers, staff, and external auditors.
- Address tenant inquiries related to financial matters and provide excellent customer service.
- Conduct regular expense reviews and identify opportunities for cost savings.
- Assist in forecasting financial performance and variances for the properties and management companies, providing insights into strategic decision‑making.
- Bachelor’s degree in Accounting or Finance required.
- 3+ years of property management accounting experience across multiple properties, or an equivalent combination of education and experience.
