Asset Manager – ORIX Corporation USA

We are looking for an experienced Asset Manager to join our FHA/USDA Risk Management section. The role focuses on monitoring higher‑risk loans, protecting the company from default, and coordinating loan workouts for the troubled FHA and USDA servicing portfolio. The Asset Manager also supports the mortgage servicing department by delivering customer service to borrowers and internal stakeholders, maintaining comprehensive documentation, and ensuring compliance with investor requirements and agency guidelines.

Duties And Responsibilities
  • Perform loan surveillance activities for seniors housing, multifamily housing, and healthcare projects.
  • Carry out in‑depth financial statement analysis of cash flows, net operating income, debt service coverage, and capital expenditures.
  • Prepare and present credit watch‑list rating write‑ups for executive review and approval.
  • Coordinate loan workout activities with borrowers, operators, management agents, government personnel, company managers, and legal counsel.
  • Analyze loan agreements to understand loan covenants and remedies.
  • Draft business communication to borrowers in coordination with counsel and management.
  • Conduct late payment collection procedures.
  • Coordinate periodic site inspections of mortgaged properties and work with borrowers to address deferred maintenance items.
  • Evaluate service and care surveys and assist borrowers in correcting deficiencies.
  • Respond promptly and provide periodic updates to all customer inquiries.
  • Research online resources for agency handbook content and periodic updates.
  • Facilitate and document post‑closing transaction initiation, progress, and completion (e.g., ownership changes, operator and management agent changes, accounts receivable financing, partial collateral releases).
  • Maintain loan servicing files with detailed documentation in an organized manner.
  • Review and approve escrow disbursement requests.
  • Work with borrowers to maintain sufficient balances in replacement reserve escrows and establish deposits for future capital needs.
  • Prepare payment collection schedules and process payment changes in a timely fashion for various escrow accounts, including mortgage reserve funds and replacement reserves.
  • Document any change in borrower, operator, or management agent contact information.
  • Ensure that all job functions are executed in compliance with investor requirements and internal policies. Provide guidance, mentorship, and training for Associates and Analysts and oversee potential supervision of those positions. Provide reviews and signature approvals according to company signature authority guidelines.
  • Work professionally and harmoniously with team members and coworkers.
Education, Skills and Experience
  • Bachelor’s degree in business administration, finance, accounting, government/political science, or a related area.
  • Minimum of five years of progressive experience in commercial mortgage servicing or commercial real estate asset management. Equivalent combinations of education and experience that demonstrate the required knowledge and skillset are also acceptable. HUD and USDA specific servicing or asset management experience is preferred.
  • Excellent organizational, communication, presentation, and interpersonal skills.
  • Ability to plan, organize, and prioritize assignments, and meet critical deadlines while managing multiple transactions simultaneously.
  • Demonstrated ability to maintain confidentiality and use discretion in daily activities.
  • Professional business demeanor and excellent command of the English language, both verbally and in writing (spelling, grammar, punctuation).
  • Ability to learn quickly and work independently as part of a high‑performance team.
  • Flexibility to work under pressure with tight deadlines and constant interruptions; ability to adjust priorities in a changing environment.
  • Desire to lead, train, and mentor Associates and Analysts.
Compensation and Benefits
