Position Overview

The Leasing Manager oversees all aspects of leasing and marketing at the property, works closely with the Community Manager to set leasing goals, and develops a strategic marketing plan to achieve budgeted occupancy. The role includes leading the leasing team, managing leasing activities, marketing campaigns, resident relations, and administrative functions.

Essential Duties & Responsibilities
  • Strategic Leasing Management
  • Regular/daily onsite attendance required
  • Ensure effective leasing techniques, signing/documentation of leases, and accurate reporting systems
  • Audit lease files for policy and procedure compliance
  • Handle resident complaints and requests to ensure satisfaction
  • Develop and implement resident retention programs (e.g., resident functions, special promotions, monthly newsletter)
  • Effectively show, lease, and move in prospective residents
  • Assist in developing the annual marketing plan and budget
  • Implement marketing efforts and outreach, develop campaigns, and assist with design to generate traffic
  • Monitor leasing/renewal progress and focus on areas needing additional support
  • Supervise leasing and renewal events as approved by the Community Manager
  • Maintain thorough product knowledge of the property, competition, and market conditions; complete weekly market survey reports
  • Use established sales and marketing strategies to increase property traffic, maintain closing ratios, and achieve budgeted occupancy
  • Assist in screening, hiring, training, coaching, and developing on‑site staff
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
  • Promote harmony and quality job performance of staff through effective leadership
  • Ensure staff compliance with company policies and procedures
  • Manage customer service, monitor service request turnaround, and ensure maintenance responsiveness
  • Maintain property appearance and ensure timely completion of repairs and maintenance
  • Assist with supervision of all business functions related to operations
  • Plan for and utilize property resources, equipment, and supplies economically (e.g., obtaining bids/pricing from vendors and contractors)
Education / Experience
  • High School Diploma or Equivalent;
    Bachelor’s degree preferred or one year’s experience in the housing industry
  • Basic computer skills and understanding of on‑site software functions
  • Knowledge of Fair Housing Laws and OSHA requirements
Physical Requirements
  • Regular standing or sitting for prolonged periods; communication and repetitive wrist, hand, and finger motions
  • Ability to ascend/descend ladders, stairs, scaffolding, ramps, step stools; move about between work sites; operate motor vehicles or golf carts; assess work accuracy and thoroughness; traverse flat and non‑flat terrain
  • Occasional lifting of objects up to 25 lbs, operating machinery or power tools, working overtime, weekends, night hours, in extreme temperatures, and in hazardous environments
Salary Range

$18 per hour to $22 per hour
