Senior Asset Manager
Based in Dallas, this full‑time role manages a 12–15 property residential portfolio.
Responsibilities- Execute comprehensive business plans, optimize asset performance, communicate strategy, and drive value through active engagement with third‑party management firms and joint venture partners.
- Work cross‑functionally with analysts, portfolio managers, acquisition teams, and third‑party partners to ensure assets perform at or above expectations throughout various market cycles.
- Develop and execute annual budgets and asset‑level business plans aligned with portfolio strategy and investment objectives; continuously refine asset strategies based on performance, market trends, and evolving investor goals; use data analysis to better understand performance and comparative benchmarking.
- Provide ongoing direction to third‑party managers and vendors regarding operational performance, strategy and initiatives; manage and oversee third‑party vendors, project engineers, and tax consultants with focus on cost control and operational efficiency.
- Coordinate, direct and oversee capital projects, communicating effectively with engineering support and third‑party management firms.
- Partner with the Transactions Team from underwriting through closing to support smooth asset transitions and informed investment decisions; support appraisals, refinancing, and disposition processes with strategic recommendations and financial analysis.
- Conduct hold/sell analyses and valuation reviews to maximize long‑term asset value and returns; coordinate with accounting to ensure accuracy in monthly and quarterly financial reporting, including variance analysis.
- Collaborate with joint venture partners to implement strategic initiatives that drive value and enhance performance; stay informed about relevant and emerging Property Technology (Prop‑Tech), residential sector issues, and ESG initiatives.
- 8+ years of residential asset management experience, or related property management, with a history of handling new development, property repositioning, and learning new markets.
- Bachelor’s degree in business, finance, economics, or real estate.
- Strong oral and written communication skills, including ability to present to senior management and investor groups.
- Proficiency in Word, Excel, and Argus Enterprise; strong financial modeling and analytical skills.
- Proven ability to manage multiple complex assets and initiatives independently in a dynamic environment.
- Strong knowledge of property operations, capital planning & execution, and financial metrics such as IRR, NPV, and cash‑on‑cash returns.
- Experience with legal documents and relevant real estate protocols (e.g., management agreements, JV documents, capital contracts, HOA documents).
- Team‑oriented with excellent interpersonal skills and a collaborative leadership style; willingness to travel, including overnight stays.
