Salary: between $150,000 - $160,000 depending on experience + annual discretionary bonus

Director of Construction and Development

Job Summary - Central & Western Regions - Multi-Site Storage

Reporting to the Chief Investment Officer, the Director of Construction and Development manages numerous facets of construction projects from the initial conception through to completion for the Central and Western half of the U.S; managing vendors and ensuring they are completed on time and within budget.

Essential Job Functions and Responsibilities

* Provides site analysis and recommendations to the real estate department and site acquisition team.

* Manages milestones and brings appropriate resources to challenges impacting the schedule.

* Develops schedules and maintains targeted completion dates.

* Communicates project delays or budget challenges and identifies alternate actions to maintain schedules and budgets.

* Reviews all renderings and designs and ensures they conform to company brand standards.

* Interviews and qualifies approved vendors in all markets.

* Verifies the accuracy of General Contractor's monthly application for payment and provides approval.

* Ensures Certificates of Insurance are valid for all contractors and consistent with our operating standards.

* Monitors all inspections or corrections required by governing agencies.

* Upon completion of projects, reviews all warranties, O&M manuals, and final punch lists as required by contract documents.

* Interacts with the executive management team and perform other job duties as requested or assigned.

* Travel across the Central and Western states is required.

Qualifications Needed

* Bachelors degree in construction management, civil engineering, architecture or a related field.

* At least 5-10 years of relevant experience in multi-unit facilities management.

* Self-storage construction and development experience preferred.

* Demonstrated experience with a full array of heavy construction combined with new and renovation type projects.

* Proven ability to manage and execute capital improvement projects

* Must have demonstrated experience with a full array of heavy construction combined with new and renovation-type projects

* Must possess strong project accounting skills, including budget development, ongoing project cost monitoring and large money contract management

* Experience motivating and coaching a team

* Excellent organizational skills

* Excellent negotiation and communication skills

* Strong computer skills (Microsoft Office Suite, Project Management software).
