Community Sales Manager – Centre Living Homes
Position
Purpose:
The Community Sales Manager must believe in, practice and initiate all Green Brick Partners values set forth in an acronym we call HOME. They must be Honest, Objective, Mature and Efficient in how they approach their role at Green Brick Partners to sell new Centre Living Homes and provide excellent service to all prospects and customers.
- Devote entire work‑related time to diligently promoting home sales within the company and applying the same to the greatest advantage of the company.
- Maintain a professional appearance and represent the company in a professional manner at all times, including through social marketing efforts.
- Maintain a sales performance level as set by the sales manager, with specific targets for communities based on median sales values.
- Self‑generate 20% of sales traffic to the models.
- Maintain an effective sign campaign in the area, including billboard signs, temporary road signs, and small permanent signs, checked weekly for compliance.
- Participate in advertising decisions as directed by the sales manager.
- Follow up all community internet and phone leads upon receipt.
- Submit a weekly traffic report and record all prospects and Realtor registrations in the company database (LASSO) by the end of each sales week.
- Promote the company and products by sending mailings and calling on professional companies and Realtors within the area.
- List and maintain the accuracy of homes in the MLS according to company guidelines.
- Turn contracts and required forms through promptly, ensuring complete and correct information.
- Report changes in revised contracts immediately to the sales manager and community construction manager.
- Check status of all loans with the mortgage company and buyer, updating status in LASSO.
- Turn sales cancellations, spec sale contracts, and time‑sensitive signed selection sheets into the corporate office within 24 hours.
- Initiate weekly follow‑up calls to every buyer, handle e‑mail and phone follow‑up, and conduct post‑closing visits.
- Schedule closing times with the mortgage company, title company, customer, and keep the corporate office immediately informed.
- Handle all loan, customer problem, and complaint issues, walk‑throughs, and closing procedures for all customers sold in the area.
- Coordinate all in‑house walk‑throughs prior to and including scheduled close dates with sales staff.
- Ensure model homes are open during business hours as established by the president.
- Maintain the professional appearance of model homes, including grounds, interior, and signage.
- Ensure sufficient closing packets in the sales office and proper presentation of keys to new homeowners after closing.
- Keep an inventory of supplies in the sales office (contracts, files, pens, etc.) approved by the sales manager.
- Regularly check houses under construction and report discrepancies to the construction manager.
- Maintain the appearance and security of every finished/unoccupied home within the community.
- Attend and fully participate in periodic or ongoing training engagements as directed.
- Compile a quarterly market study covering competition pricing, home sizes, and special features or financing.
- Recommend product line changes based on customer needs documented to the management team.
- Follow all safety rules established by the company.
Provides mentoring and coaching to sales assistants in the community.
Authority / Budget / Decision Making / DiscretionThis position must use discretion in negotiating contract agreements and making community advertising decisions. Realtor visits and promotional presentations are scheduled off‑site.
Physical RequirementsMust stand and walk for 4–8 hours, sit, kneel, bend at the waist, walk stairs, navigate uneven terrain, use hands, reach, speak, hear, and lift up to 25 pounds. Specific vision abilities required include close, distance, color, and peripheral vision.
LocationThe community location is assigned and may change at any time, including weekend hours.
Education- Bachelor’s Degree required.
- New home sales experience preferred.
- Mortgage and construction experience is a plus.
