Join our Commercial Team at L&Q: L&Q are looking for a proven a Project Quantity Surveyors with extensive Quantity Surveying experience to join the Property and Investment Services Commercial team. There are two vacancies available:
The first within the Compliance (London based only) workstream who lead and coordinate building compliance activities across fire safety, gas, electrical, water hygiene, asbestos, lifts and statutory inspections, some key activities will be - application management, invoice assessment and key contractual controls, thus ensuring regulatory compliance and resident safety. The second within our Manchester Reactive Repairs Workstream (Candidate can be Manchester or London based).
Whilst the primary responsibility of this role will be to support our North West operations based in Manchester, we welcome applications from candidates located in both the Manchester and London regions. The role will require occasional travel between these locations to support business and operational requirements. Project Quantity Surveyors are responsible for the financial and contractual management of works delivered by L&Q, ensuring that all quantity surveying activities are carried out to the highest professional standards.
The role is focused on securing and maximising L&Q's contractual and commercial entitlement, whilst providing robust cost control, accurate financial reporting, and effective contract administration. In addition, Project Quantity Surveyors are accountable for identifying and delivering cost savings across projects, supporting the achievement of business objectives and value-for-money outcomes. Our Project Quantity Surveyors have up to 3 direct reports and the role reports to the Managing Quantity Surveyor.

The post holder will take full ownership of the project and work stream to ensure all costs and required contracts are in place. You'll be able to take control of the management of subcontractors and suppliers to always ensure we achieve best value to a programme whilst protecting the business contractually and providing accurate financial forecasting. You'll be able to provide input on continuous Commercial Process Improvement and be integral to the delivery of our annual Commercial Strategies.
Being confident in supporting operational colleagues and all other relevant colleagues to ensure that all significant project issues and correspondence and all necessary contractual processes have been observed. Identifying and providing mitigation strategies for immediate implementation for all matters relating to contract and subcontract for review by Managing Quantity Surveyor or Head of Commercial. Managing budgetary constraints using forensic cost control techniques Strong analytical skills and will be highly numerate with data interrogation skills
Experience of managing principal and subcontractor arrangements Be confident in managing poor performance both internally and externally. You will have a good understanding of Cost value reconciliation for a workstream Commercial Awareness with good legal/contractual knowledge Competent in use of standard methods of measurement and use of NHF SoR's Degree or HNC level in a related discipline or equivalent substantial experience It is desirable for candidates to be professionally qualified member of CIOB/RICS but not essential.
