We are seeking an experienced Maintenance Supervisor to oversee daily maintenance operations for a residential property portfolio. This role is responsible for supervising maintenance staff, coordinating repairs, ensuring code compliance, and maintaining the overall condition and safety of the properties.

• Supervise and lead maintenance technicians and vendors
• Assign, track, and complete work orders in a timely manner
• Perform hands‑on maintenance and repairs as needed
• Ensure properties comply with local, state, and housing authority requirements
• Conduct routine inspections of units, common areas, and grounds
• Coordinate preventative maintenance programs
• Manage inventory, tools, and maintenance supplies
• Respond to emergency maintenance issues after hours when required
• Work closely with property management to address resident concerns
• Maintain accurate records, invoices, and documentation

• 3+ years of residential maintenance experience
• 1+ year of supervisory or lead maintenance experience preferred
• Strong knowledge of plumbing, electrical, HVAC, carpentry, and general repairs
• Ability to read work orders, schedules, and basic reports
• Valid driver’s license and reliable transportation
• Strong communication and organizational skills

• Experience with multi‑family or scattered‑site properties
• Knowledge of HUD, affordable housing, or inspection requirements
• HVAC certification a plus

• Ability to lift up to 50 lbs
• Ability to climb stairs, ladders, and work in various weather conditions
