Job Description
The Maintenance Technician’s primary goal is to provide exceptional service to our residents. The Maintenance Technician will work hand‑in‑hand with the Maintenance Supervisor to provide skilled, efficient, and professional service.
Responsibilities- Perform independent technical maintenance repairs to plumbing, electrical, heating, and air‑conditioning, appliances, and any other aspect as needed.
- Perform apartment turnover maintenance within three to five business days and complete the turnover checklist, including installation of blinds, changing filters, replacing bulbs, replacing drip pans, and replacing door stoppers, caulk, and other miscellaneous repairs.
- Conduct common‑area maintenance: sweeping, mopping, vacuuming, emptying trash, pressure washing, cleaning windows, etc.
- Monitor building exterior for issues with roof, siding, shutters, etc.
- Help maintain an effective preventive maintenance program for the area of responsibility.
- Assume primary responsibility for the safe condition of all equipment or structures in the area of expertise.
- Enter any newly purchased tools or equipment into inventory.
- Keep the work area clean and orderly.
- Observe all safety rules.
- Valid driver’s license with an acceptable driving record and proof of automobile insurance coverage.
- EPA certification preferred; if required, certification must be obtained within 90 days of employment start date.
- Effective time‑management skills and attention to detail.
- Ability to adapt to change in a composed manner.
- Ability to respect and maintain confidentiality.
- Maintenance experience and knowledge in plumbing, electrical, HVAC and appliances.
- Ability to lift heavy objects.
- Ability to communicate clearly with residents.
- Ability to work cooperatively and in a teamwork environment.
- Willingness to work on‑call hours.
