Job Summary: The Senior Facilities Manager is responsible for the overall operation of ABM’s facility management services across multiple spokes and depots. This includes ensuring the safety and well‑being of employees, safeguarding company funds and property, and representing ABM with clients. The role requires achieving company goals while maintaining strong client relations and managing all aspects of the contract.
Key Responsibilities- Oversee all physical infrastructure at client sites.
- Ensure high‑quality work within mission‑critical spaces without impacting internal or external customers.
- Lead a team that includes Facility Managers, Assistant Facility Managers, Coordinators, Engineers, and Technicians.
- Develop and maintain site‑level operating procedures and documentation.
- Supervise and, when needed, escalate ABM’s response to after‑hours emergencies.
- Provide training and support to expand operations staff capabilities.
- Give hands‑on instruction on maintenance, safety, and troubleshooting procedures.
- Demonstrate proper use and care of tools and direct professional performance of contracted maintenance.
- Plan and forecast budgets, recommend repairs and improvements, and manage financial performance.
- Comply with hazardous material policies and audit standards for safe storage, usage, and disposal.
- Resolve electrical, mechanical, BAS, BMS, and fire protection system issues, minimizing risk and business impact, and communicate to management and customers promptly.
- Act as single point‑of‑contact for all facility‑related client issues: schedules, new business, projects, budgets, expansions, and staffing.
- Oversee preventive maintenance inspections and provide guidance on issue resolution.
- Develop, plan, and implement annual shutdown programs for preventive maintenance activities.
- Apply technical knowledge of critical electrical and mechanical systems to prioritize, assign, track, and trend equipment history.
- Audit CMMS databases for accuracy, produce required reports, and control system access and user credentials.
- Ensure projects meet client satisfaction and manage budgets, schedules, KPIs, and contractual requirements.
- Audit and enforce training expectations, ensuring compliance monthly.
- Identify, vet, and approve all subcontractors performing on‑site work.
- Maintain compliance with Customer SLA parameters and manage change control activities, reviewing and approving system changes that could impact operations.
- Set, review, and approve employee work/PTO schedules, audit, and process payroll.
- Develop PM contract scopes of work and ensure fulfillment of contract terms.
- Bachelor’s Degree (B.A. or B.S.) in a relevant field or 5–7 years of experience in mission‑critical operations.
- Minimum 5 years of facility management, plant operations, engineering, or maintenance supervision experience.
- Strong written and verbal communication skills at all levels, including C‑level executives, customers, and vendors.
- 5 years in a management position with at least 5 direct reports.
- Experience generating cost savings through continuous improvement initiatives.
- 5 years of electrical or mechanical experience.
- Proficiency with CMMS (e.g., 360 Facility, Maximo) and BAS (Siemens’ Apogee, Johnson Metasys, Trane Tracer).
- Technical school background or military operational experience preferred.
- Staff management experience, including hiring, performance appraisals, and disciplinary action.
- CPMM Certified Plant Maintenance Manager or CFM.
- Certified Facility Manager or other relevant certifications preferred.
- Proven budget and personnel management.
- Strong interpersonal and written communication, including report writing.
- Computer proficiency with MS Office and Outlook.
- Knowledge of purchasing, sub‑contracting, and vendor management.
