Plumbing Specialist – Independent Living Apartments

Location: Dearborn, MI
Employment Type: Full-Time

We are a vibrant senior living community offering Independent Living apartments, along with Assisted Living and Skilled Nursing services on one campus. Our mission is to provide a safe, supportive, and well‑maintained environment where residents and staff thrive. We are currently seeking a skilled and reliable Plumbing Specialist to join our Building Services team for our Independent Living apartments.

Overview

The Plumbing Specialist is responsible for performing advanced plumbing preventive maintenance, repairs, and troubleshooting throughout our Independent Living apartments, community facilities, and public areas. This position requires strong technical expertise, sound judgment, and leadership skills.

The plumbing specialist ensures that all plumbing work is completed efficiently, safely, and in compliance with regulatory standards, while providing guidance and mentorship to junior maintenance staff. This role is essential to supporting a safe, comfortable, and well‑maintained living environment for our residents.

Key Responsibilities

Perform plumbing maintenance and repair tasks, including pipe fitting, unclogging, leak detection, fixture replacement, and water system troubleshooting (no license required).

Serve as a first responder to emergency calls for plumbing or critical building system failures within Independent Living areas.

Troubleshoot and resolve complex maintenance issues; elevate to the Maintenance Director as needed.

Complete all work orders accurately and promptly, documenting actions taken, materials used, and equipment details.

Provide direction and support to Junior Technicians, ensuring assignments are completed safely and efficiently.

Assist with inventory management, including ordering and maintaining adequate supplies and tools.

Maintain tools, equipment, and work areas in proper and safe working condition.

Support the Maintenance Director in coordinating vendors, inspections, and compliance activities.

Participate in preventive maintenance planning and ensure adherence to OSHA, fire safety, and life safety standards.

Respond to scheduled on‑call rotations, emergencies, and shift coverage as required.

Contribute to special projects, renovations, and capital improvement initiatives.

Perform other duties as assigned.

Qualifications

3–5 years of professional plumbing experience in residential, commercial, or senior living environments (no state license required).

Strong technical knowledge of plumbing systems with additional familiarity in HVAC, electrical, and mechanical systems.

Ability to interpret work orders, technical manuals, and safety codes.

Proficiency with basic computer applications (e.g., Microsoft Word, Excel, and work order systems).

Excellent communication and leadership skills; ability to mentor junior staff.

Strong organizational and problem‑solving abilities.

Education & Certifications

High school diploma or GED required.

Trade school or technical certification(s) preferred.

Physical Requirements
