Property Manager - Rehab Experience

. The Property Manager reports directly to the Regional Manager and is responsible for the entire on-site operation of the complex. The role requires regular scheduling of work hours, frequent property walks, and management of personnel and facilities.
- Observe the condition of the apartment complex including buildings, grounds, tenant units, and all other facilities, and arrange for appropriate maintenance, repair, and improvement.
- Maintain a valid driver’s license.
- Establish work schedules and standards that meet the needs of the property, assigning individuals to perform scheduled work.
- Follow company policy in all financial and clerical procedures and ensure compliance by office personnel.
- Accurately and timely maintain the computerized property management system.
- If applicable, ensure resident files comply with HUD standards, LIHTC, and/or other Government-sponsored programs.
- Maintain an accurate Budget Control System and Purchase Order system as instructed by the Regional Manager.
- Ensure the computerized property management system is kept according to HUD (where applicable) and company policy, including all necessary documents such as leases, applications, work orders, certifications, employment, and income verifications and re‑certifications.
- Ensure that all daily, weekly, and monthly reports are accurate and transmitted to the proper people on time.
- Process all invoices for payment promptly with correct coding for all items.
- Assign specific financial and clerical duties to office personnel and closely monitor individual performance.
- Work closely with each employee toward the goal of improving their performance to their capabilities.
- Determine the strengths and weaknesses of individual employees and aid in building their strengths.
- Conduct training sessions as needed.
- Operate the project within budget and spending limit guidelines.
- Supervise all project employees, including hiring and firing.
- Keep the Regional Manager informed of the progress of any major projects.
- Supervise all on‑site personnel on management‑resident relations and develop a genuine concern for residents’ welfare.
- Work hours are set by the Regional Manager; scheduled hours are 8:00 a.m. to 5:00 p.m. No changes without supervisor approval.
- Inspect and approve all contract work performed on the property.
- If applicable, prepare for government program and/or lender-sponsored physical inspections such as MORs and REACs.
- Maintain the confidentiality of all personnel and resident files.
- Transmit payroll timesheets (via ADP) each week.
