Essential Duties and Responsibilities- Follow prescribed procedures and services, operate and/or maintain facility heating, cooling, electric, plumbing and other mechanical equipment.
- Make routine repairs to building, mechanical equipment and grounds.
- Comprehend various manuals, blueprints, and building plans.
- Complete work orders efficiently and timely.
- Perform preventative maintenance throughout the building and can make changes to building controls system for HVAC equipment.
- Complete necessary paperwork and daily log when finishing tasks.
- Keep all landscaped and parking lot areas clean, safe and maintained in accordance with designed standards.
- Comply with and understand all OSHA, IDPH and regulatory body standards.
- Use necessary safety precautions for oxygen usage, lock out/tag out of equipment, use of fire prevention equipment, and other safety precautions as needed.
- Contact outside vendors for equipment repair when needed and assist with repairs.
- Ensure safety of residents, staff and visitors by complying with safety and security procedures.
- Attend required in‑services and training sessions, including online training.
- High School Diploma or GED.
- Ability to communicate with all departments in English, written and verbal form.
- Basic computer skills (Microsoft Word, PowerPoint, Excel).
- Minimum of 3 to 5 years of related maintenance experience including operation and maintenance of HVAC and boiler machinery and equipment.
- Working knowledge of plumbing, carpentry, mechanical and electric repairs.
- Previous experience working in a healthcare environment preferred.
- Some local travel may be required.
- Weekend availability required.
- Carpentry skills.
- Use of hand tools and other required tools.
- Perform electrical repairs (replacing outlets, light switches, ballasts, small motors).
- Repair door locks, hinges, and other door hardware.
- Ensure building meets regulatory standards and have knowledge of building life safety code IDPH, OSHA, and local fire department.
Must have physical coordination, dexterity, agility and mobility and be able to safely and properly utilize and transport tools, supplies and equipment. Requires walking various distances, standing, talking and hearing. Must stoop, kneel or crawl; climb stairs and ladders while balancing objects; lift and/or move up to 50 pounds. Must have specific visual ability and acuity, including close vision, distance vision, color vision, peripheral vision, and depth perception as required to ensure safe, accurate, and timely performance of duties.
