Key Responsibilities
  • Respond to service requests and complete repairs promptly while possessing a strong background in plumbing, general carpentry, and appliance repairs.
  • Maintain cleanliness of the property by repairing issues across parking lot, buildings, and all common areas.
  • Clean out vacated apartments.
  • Assist the Groundskeeper with service requests as needed.
  • Address issues with landscaping and snow/ice removal.
  • Operate computers and other technological devices to access email and company‑utilized software.
  • Meet task deadlines as assigned.
Required Knowledge, Skills, and Abilities
  • Exceptional verbal and written communication skills to liaise effectively with team members, leadership, and residents.
  • Outstanding organizational skills to manage multiple priorities, tasks, and deadlines efficiently.
  • A passion for chasing excellence and providing exemplary customer service.
  • Effective communication with residents and coworkers even in difficult situations.
  • Operating computers and other technological devices to access email, and company‑utilized software.
Essential Job Functions
  • Provide exemplary customer service to all residents, proactively solving issues and creating a warm and welcoming environment.
  • Maintain the physical condition of the property.
  • Utilize hand tools and power tools to participate in upkeep.
  • Picks up debris and removes other objects from the property.
  • Respond to issues outside of the normal work schedule when required.
  • Professional and timely responses to all work orders.
  • Follow all company policies and procedures.
  • Perform all other duties as assigned.
Specific Education or Experience
  • Required:

    Candidates must hold at least one of the following certifications. If not currently certified, the selected candidate must obtain the required certification within 60 days of employment.
  • EPA Section 608 Certification (HVAC):
    Required for technicians handling refrigerants in HVAC systems.
  • HVAC Certification:
    May include certifications such as HVAC Excellence or equivalent.
  • Preferred: OSHA 10 or OSHA 30 Certification.
  • CPO (Certified Pool Operator).
  • Plumbing or Electrical Licenses.
Physical Demands and Work Environment
  • Frequently sit, stand, and walk.
  • Regularly required to talk or hear.
  • Frequently required to use hands or fingers to handle or feel objects, tools or controls.
  • Occasionally required to climb or balance, stoop, kneel, crouch or crawl.
  • Occasionally lift and/or move up to 75 pounds.
  • Vision abilities to include close vision, distance vision, peripheral vision and the ability to adjust focus.
  • The noise level in the work environment is usually moderate to high.
  • Temperature in the workplace is typically moderate, though the ability to withstand seasonal cold and heat of the outdoors is required.
Travel Requirements
  • Travel up to 10% of the time.
