Job Summary
Kaufman Lynn Construction is seeking an experienced Warranty Manager to lead all post‑construction warranty operations across our commercial project portfolio. This individual will report to our Director of Quality Control and will be responsible for overseeing the full warranty lifecycle—from claim intake and investigation through repair coordination, reporting, and close‑out—while ensuring timely and professional service to our clients.
In addition to warranty matters, this individual will have a direct role in all owner defect or deficiency claims. This role will share time between the office and the field and may also require quality assurance and quality control responsibilities when downtimes in warranty claims are experienced. The role requires strong construction knowledge, organizational skill, and the ability to work cross‑functionally with project teams, trade partners, and leadership to deliver high‑quality outcomes and continuous improvement in client satisfaction.

- Serve as the primary point of contact and subject matter expert for all warranty‑related matters across the company.
- Manage day‑to‑day warranty activities for all completed commercial projects, ensuring consistent processes for claim intake, validation, tracking, and resolution.
- Perform or coordinate site inspections to evaluate reported issues, determine claim validity, and identify root causes.
- Schedule and oversee warranty repair work with subcontractors, vendors, and internal project teams to ensure timely completion and compliance with KL quality standards and contract terms.
- Communicate with clients and building owners regarding warranty matters, provide regular updates, manage expectations, and maintain a professional, service‑oriented approach.
- Maintain accurate records of all warranty claims, communications, work orders, and costs in project management or warranty‑tracking software.
- Analyze claim data to identify trends, common issues, and opportunities for improvement; generate regular reports and metrics for executive review.
- Lead the creation and refinement of warranty procedures, documentation standards, and service protocols to ensure efficiency and quality consistency across all regions.
- Work closely with project management, quality assurance, and field teams to share lessons learned, address recurring issues, and support preventive measures in future projects.
- Attend and participate in pre‑installation meetings and mock‑up reviews on‑site. Review lessons learned and best practices with Project Teams.
- Assist project teams with first work inspections onsite.
- Verify project team compliance with the BBB Program. Engage with project managers, superintendents, and project engineers to address quality related issues to ensure timely resolution.
- Ensure that all warranty activities align with company policies, project specifications, safety regulations, and building codes.
- Travel to project sites throughout Southeast & Southwest Florida as needed to support investigations, repairs, or client meetings.
- Collaborate with the Legal Department and Risk Management Department in reviewing and commenting on property turnover and post‑turnover inspection reports.
- Attend and summarize observations at post‑turnover inspections.
- Oversee and regularly document the progress of post‑completion & warranty repairs.
- Minimum of 5–8 years in warranty coordination, project close‑out, operations, or post‑construction management, ideally within a commercial construction environment.
- High school diploma or equivalent required; bachelor’s degree preferred (Construction Management, Civil Engineering, or related field).
- Solid understanding of construction methods, materials, and systems, with the ability to evaluate and resolve post‑construction issues effectively.
