Position OverviewThe Director, Asset Management has a strong focus on multifamily and will play a key role in driving the growth of Trailbreak Partners. This position leads the firm’s Asset Management duties, overseeing a portfolio of operating assets and ensuring that each investment achieves or exceeds business plan objectives. The role bridges operational execution with strategic oversight, ensuring portfolio-level decisions align with ownership objectives.
The ideal candidate will have a deep command of asset performance and cash flow at all times, proactively monitoring and forecasting outcomes, and quickly surfacing risks or issues before they materialize. This leader must bring a strong voice to the table—confidently identifying challenges, offering solutions.
As Trailbreak Partners expands its multifamily portfolio through acquisitions, the Director, Asset Management will be a critical partner to the acquisitions team, ensuring seamless transitions from investment through execution and value creation. The Director, Asset Management partners closely with third‑party property managers it oversees and financial reporting teams, providing actionable insights, leadership, and direction.
Key Functions and Responsibilities- Maximizing NOI, asset value, and investment returns from acquisition through disposition.
- Maintain constant visibility into cash positions, operating budgets, and forecasts; identify variances early and recommend solutions.
- Monitoring and reporting property performance across the portfolio; analyzing financials, KPIs, and market conditions to optimize NOI and drive long‑term value.
- Approve rent structures, capital plans, and other financial initiatives; balance revenue growth with proactive risk management.
- Prepare quarterly valuations, quarterly investor reports, Investment Committee materials, and oversee compliance with equity, loan, and operating agreements.
- Identify opportunities to enhance portfolio performance by leveraging new technologies and operating trends to increase revenues and reduce costs.
- Review monthly financials, update financial models, and provide clear, timely reporting to the executive team on cash flow, valuations, and performance metrics.
- Partner with acquisitions, dispositions, financings, and due diligence process.
- Conduct market research to track supply, demand, and other trends impacting occupancies and rental rates.
- Identify potential risks early, communicate with conviction and present actionable solutions.
- Lead tenant improvement and capital expenditure projects.
- Travel to properties throughout MT West as often as needed and always quarterly.
- Direct and oversee property managers on daily operations to ensure alignment with ownership goals.
- Manage investor distributions process, negotiate third‑party agreements, and maintain strong partner communications.
- Perform site inspections, evaluate physical conditions, and ensure operational excellence.
- Foster a culture of accuracy, performance, and collaboration to maximize investment potential and returns.
- BA/BS degree in Real Estate, Accounting, Finance or related field.
- 4‑6+ years of relevant GP/sponsor multifamily Asset Management experience.
