Job Description Summary

Manages and directs the community’s marketing, print and internet advertising, sales activities, leasing team members, and other resources to achieve established revenue, occupancy, resident retention, and leasing goals.

Essential Responsibilities
  • Ensures achievement of revenue and occupancy goals by directing marketing, advertising, and sales activities; overseeing on‑site traffic; maintaining an appropriate inventory of “ready” apartments; setting rent pricing and concessions; and monitoring day‑to‑day sales and leasing activities.
  • Stays informed about market and competitor conditions that may impact occupancy and sales results, develops and implements short‑ and long‑term marketing plans, and executes creative pricing, concession, leasing incentive, and advertising strategies to boost traffic and leases.
  • Develops print and internet advertising strategies, leverages available technology to promote the community, and uses the company’s property‑management software to generate sales and leasing reports.
  • Works with the maintenance team to ensure the community meets the company’s standards for appearance and safety; develops activities and programs to enhance salability, including inspecting “ready” units, creating mini‑models, and using merchandising techniques to promote the apartment and community.
  • Actively participates in the leasing process by generating and monitoring traffic, leasing apartments, qualifying prospects, preparing lease documentation, and completing move‑in procedures per established policies.
  • Reviews and analyzes financial, shop, traffic, and closing ratio reports to identify and resolve issues impacting leasing performance; accesses internal resources to support solution strategies; and presents marketing and leasing results to clients, owners, and business managers.
  • Oversees the lease renewal program, sponsors renewal functions, manages communication and notification processes, and assists with resident move‑outs as needed.
  • Responds quickly and courteously to resident and client/owner concerns, documenting or conveying requests to the appropriate individuals.
  • Supervises the leasing team by interviewing, hiring, orienting, training, and managing performance in accordance with company policies and values.
Required Licenses or Certifications
  • All licenses and/or certifications required by state and local jurisdictions.
  • Valid driver’s license to operate a golf cart on property.
Physical Demands
  • Must stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.
  • Must work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).
  • Must be able to push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.
  • Travel may be required to assist other properties, attend training, or meet business needs.
  • Must work a flexible schedule, including call time during evenings, weekends, and holidays.

Hourly range: $24.00 – $26.00.

Additional Compensation
  • Corporate positions may be eligible for a quarterly or annual bonus program based on individual and company performance.
  • Onsite property positions may be eligible for weekly, monthly, and/or quarterly bonus programs.
