Community Manager - Green Mountain Apartments – Lakewood, CO
Valiant Residential is seeking a Community Manager who is responsible for supervising, controlling, and planning the day-to-day activities of the apartment community. The role requires implementing company policies, procedures, and programs to ensure a well‑managed and well‑maintained building while complying with regulatory agencies and investor requirements.

What You’ll Be Doing- Screen, hire, orient, and train new personnel.
- Support staff to encourage teamwork and lead by example.
- Handle all personnel administrative processes (e.g., performance evaluations, salary reviews, time sheets).
- Determine promotions and file reports regarding work‑related injuries.
- Maintain accurate community transaction records and submit reports on time (rent rolls, delinquency reports, move‑ins/move‑outs, accounts payable).
- Prepare annual budgets and income projections; collect rents, late fees, and process deposits.
- Review, code, and approve invoices for payment and make daily bank deposits.
- Maximize property occupancy, use marketing strategies to secure prospective residents.
- Oversee Assistant Community Manager and Leasing Agent compliance with procedures and policies.
- Ensure leasing practices comply with federal, state, and local law; obtain credit and criminal reports.
- Prepare, process, and sign leases; supervise others in this task.
- Collect rents and late charges; handle delinquent accounts.
- Pursue lease renewals aggressively; send notices at least 45 days before expiration.
- Supervise leasing employees to ensure effective closing techniques.
- Handle evictions and landlord liens.
- Maintain resident files (move‑in sheets, move‑out notices, security dispositions).
- Provide residents with a clean, safe, and well‑maintained community.
- Respond to maintenance requests quickly and keep residents informed.
- Maintain common areas and ensure availability of make‑ready vacant units.
- Oversee risk management and emergency procedures, report incidents immediately.
- Inspect the property continuously and take necessary actions within budget limits.
- Manage key control coding for all units.
- Supervise outside contractors and prepare the property for inspections.
- Report policy violations to the Regional Community Supervisor.
- Develop and enforce community policies and rules.

Requirements- Minimum of 3+ years of property management experience.
- Logical thinking skills: define problems, collect data, draw conclusions, and initiate appropriate action.
- Strong verbal and written communication skills in English.
- Bilingual in Spanish is a plus.
- Achieve Fair Housing certification before interacting with prospects or residents.
- Computer proficiency: keyboard, internet, math, Microsoft Office (Word, Excel, Outlook), and community software applications.
- Knowledge of OSHA laws and regulations; ability to work evenings and weekends.
- Professional appearance and compliance with the Employee Handbook; successful drug test.
- College degree preferred.
- Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
