Job Description Summary

The Floating Sales Consultant supports multiple Greystar communities across the Active Adult platform by executing marketing, leasing, event management, and renewal strategies to achieve occupancy, revenue, and resident retention goals. This role creates an exceptional living experience for residents and prospects alike, from the first tour through long‑term residency.

As a flexible resource for various communities, you will guide prospective residents through the leasing process with professionalism, enthusiasm, and an ability to quickly adapt to each property’s unique lifestyle and culture. Beyond leasing, you’ll help bring each community to life by supporting the planning and execution of engaging events, fostering meaningful connections, and enhancing the overall resident experience.

The ideal candidate will have a minimum of 3 years of sales of leasing experience and is required to have reliable transportation.

This position is budgeted within a range of $25.00 – $28.00 per hour. The final compensation will be determined based on the candidate’s skills, experience, and internal equity, in alignment with applicable pay transparency guidelines.

Job Description

Key Responsibilities
  • Performs all sales and leasing activities to achieve the property’s revenue and occupancy goals by greeting and qualifying prospects, conducting property tours and showing apartments, continuing the relationship with prospects, processing applications, credit screening, and criminal background checks, preparing the lease and move‑in package, and ensuring a smooth resident move‑in and lease signing.
  • Collects all pertinent information from prospective residents at move‑in and records as appropriate.
  • Stays informed about and collaborates with teams/leadership on current market and competitor conditions that may impact the community’s occupancy, market rent, and sales results, develops and implements short‑ and long‑term marketing plans and goals to sustain occupancy, and follows the property’s established policies related to concessions, specials, and other programs to boost occupancy.
  • Designs and executes marketing activities and events to create and drive traffic to the property, including implementing resident referral and employer outreach programs, using internet marketing tools and following other property‑specific marketing plans, drives, and special programs.
