Contracts Manager – Social Housing Refurbishment
📍 East Midlands
💰 £65,000 – £70,000 per year + Car Allowance + Benefits
🕒 Full-time | Permanent

Overview
We are seeking an experienced Contracts Manager to oversee the delivery of social housing refurbishment and planned maintenance projects across the East Midlands. This is an excellent opportunity to join a growing contractor delivering high-quality works for housing associations and local authorities.

You will take responsibility for managing multiple refurbishment contracts, ensuring projects are delivered safely, on time, within budget, and to the required quality standards.

Key Responsibilities

* Manage multiple social housing refurbishment and planned maintenance contracts across the East Midlands

* Oversee Site Managers, supervisors, and subcontractors across several live projects

* Ensure projects are delivered on time, within budget, and to specification

* Monitor programme performance, costs, and project risks

* Ensure full compliance with health & safety regulations and company procedures

* Build and maintain strong relationships with housing associations, local authorities, and clients

* Review project progress, chair contract meetings, and provide reports to senior management

* Support commercial teams with variations, valuations, and cost control

* Ensure high standards of quality, tenant satisfaction, and regulatory compliance

Requirements

* Proven experience as a Contracts Manager within social housing refurbishment, planned maintenance, or property services

* Experience managing multiple projects and site teams simultaneously

* Strong knowledge of social housing frameworks, refurbishment programmes, and compliance requirements

* Excellent leadership, organisational, and communication skills

* Good understanding of UK construction regulations and health & safety legislation

* Relevant qualification in Construction Management or a related discipline (preferred)

* SMSTS and CSCS certification desirable

* Full UK driving licence

Location
Projects are based across the East Midlands, with travel between sites required.
