About the RoleThe Preconstruction Manager will lead the estimating and early planning efforts for upcoming projects. This person will prepare budgets and cost estimates, coordinate bid solicitation, evaluate subcontractor proposals, analyze project scope, and support the design and planning process to ensure projects are feasible and aligned with client goals.
Responsibilities- Review drawings, specifications, proposals and other project documentation to develop accurate cost, labor, and material estimates.
- Perform quantity take-offs for multi-discipline scopes, evaluate subcontractor and vendor quotes, and assemble a comprehensive cost model.
- Lead or participate in estimating and preconstruction meetings with subcontractors and internal team to refine scopes, discuss strategies and ensure alignment on project requirements.
- Conduct risk evaluation, contract review, and value analysis during the preconstruction phase to support constructability, budget optimization, and schedule feasibility.
- Monitor and compare estimated costs with actual costs (on awarded projects) to track accuracy and improve future estimating performance.
- Supervise and mentor junior estimators as needed; support training and quality control within the preconstruction group.
- Collaborate with design and project management teams to support trade-partner procurement, bid packaging, phased scheduling, and early planning (logistics, phasing, MEP coordination, value engineering where applicable) consistent with company’s value‑leadership approach.
- 5+ years of estimating, cost control or preconstruction related experience on mid-size to large projects.
- Undergraduate degree in construction management, engineering, architecture or related field, or equivalent experience.
- Proficiency in quantity take-offs, cost modeling, subcontractor/vendor solicitation, bid evaluation, and contract review.
- Familiarity with estimating tools (take-off software, spreadsheets, Bluebeam or comparable software, project cost tracking tools).
- Strong organizational, analytical and communication skills; ability to manage multiple pursuits/projects simultaneously.
