The Maintenance Supervisor is accountable for delivering on our commitments to our residents and is instrumental in helping Avanath provide superior customer service. This includes quality move‑in, timely service, superb curb appeal, and personal attention to our residents and their homes. The Maintenance Supervisor works alongside the Community Manager, partnering to oversee the activities of assigned staff and vendors to ensure the property is maintained.

• At least 3 years of multifamily property maintenance experience.
• One year of supervisory experience.
• Expertise in plumbing, HVAC, appliance repair, electrical, and carpentry work.
• HVAC and CPO certifications are highly desired.
• Valid driver’s license.
• Very strong organizational skills and ability to handle multiple priorities.
• Solid interpersonal and customer‑service skills.
• Must be available for on‑call and weekend work.

• Resident Relations – Treat residents and others with respect; answer questions, respond sensitively to complaints, assign work orders efficiently, and enforce community policies.
• Maintenance Management – Coordinate, schedule, and respond to resident/management requests; ensure repairs and replacements are necessary; support cost‑cutting and expense‑control programs; inspect grounds and building daily; maintain inventory; implement preventative maintenance; manage unit inspections; maintain accurate records; manage on‑call emergencies; plan resource utilization; give direction and monitor activities for quality and expediency.
• Staff Leadership – Set performance goals; develop cleanliness and appearance standards; supervise, train, and schedule maintenance staff; monitor work progress; provide input to the Community Manager on performance evaluations; conduct safety meetings and ensure compliance with OSHA and other regulations.
• Compliance & Safety – Practice proper safety techniques; report malfunctions and incidents; comply with safety and risk‑management policies; monitor regulatory compliance; conduct business in accordance with company policies, Fair Housing, the ADA, and all applicable laws.

• Essential staff; must report to work and adhere to safety and business protocols.
• May be required to work during inclement weather.
• Frequent standing, walking, squatting, bending, twisting, pushing, and pulling.
• May work elevated sites, uneven ground, and travel to sister communities for support.
• Reading, comprehending, writing, performing calculations, and communicating verbally.
