Operations Manager
Superintendent – Role Summary
Provide on‑site coordination for all phases of construction projects, including coordinating subcontractors, materials, and equipment, ensuring specifications are strictly followed, and work proceeds on schedule and within budget. Superintendent shall be responsible for scheduling, inspections, quality control, and job site safety.
Essential Functions / Responsibilities- Follow and demonstrate Roers’ Core Values of Respect, Opportunity, Partnership, Experience, Expertise and Community when working with team members, customers and external communities.
- Maintain owner relationship.
- Schedule employees, subcontractors, consultants, and vendors to ensure timely completion.
- Ensure compliance with safety regulations.
- Provide schedule input; estimate man‑hours required; order materials/request equipment.
- Perform quality control duties and responsibilities regarding the work being performed.
- Communicate with Project Manager and team; attend project meetings.
- Complete required weekly paperwork.
- Supervise and evaluate field personnel.
- Ensure subcontractors fully execute and comply with their contracted scope of work.
- Coordinate required inspections with local jurisdictions.
- Responsible for safety and SWPPP programs; identify non‑compliance with safety, health, and environmental quality standards.
- Identify conflicts in construction progress and communicate them to the project team for resolution.
- Ensure subcontractor has corrected all deficiencies identified by the project team.
- Walk all units on project daily to monitor activities and assist in future planning.
- Ensure the job site is always kept clean and organized.
- Start‑up/Close‑out project.
- Perform job progress and completion punch list identification and completion.
- Provide direction to and resolve problems at the site.
- Identify deficient work and provide resolution.
- Communicate using telephone, fax machine, written logs, email, computer, cell phone, and digital camera.
- Dependability – follows instructions, responds to management direction, takes responsibility for own actions, commences long hours of work when necessary, completes tasks on time or informs appropriate person with an alternate plan.
- Must be able to travel to the jobsite(s) as assigned.
- OSHA certification, 10‑hour minimum, 30‑hour desired.
- Forklift certification; CPR/First Aid.
- Minimum five years of experience with thorough knowledge of trades.
- Experience in commercial and multifamily production preferred.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals and use of technology required.
